Residential Bhiwandi market
  • Residential properties in Bhiwandi, near Mumbai,
    have witnessed a capital appreciation of 35-40
    per cent in the last one year compelling real
    estate investors to take notice!
  • With Thane becoming saturated in terms of space
    available for real estate development, the focus
    had shifted to the fringe areas. One such
    locality that has been witness to this burgeoning
    development is Bhiwandi.
  • Situated around 10-12 km from Thane, Bhiwandi
    started developing as a residential locale around
    five-six years back. Developers had initially
    targeted the locality in search of available land
    parcels. However, today, propelled by the
    industrial development in around the location
    along with the upcoming IT and logistics belt on
    the Nasik-Thane Road, Bhiwandi is poised to
    become a residential hub worth investing in.
  • The project that was selling for Rs 2100 per sq
    ft a year ago is now priced at Rs 3300 per sq
    ft. This indicated that a standard
    1000-sq-ft-apartment that was worth around 21
    lakh is now priced at more than Rs 30 lakh.
  • But who is driving the demand here? Demand is
    primarily driven by those working in the multiple
    industrial set ups in and around Bhiwandi area.
    These are largely end users looking for
    affordable housing near their work place,
  • At the same time investors are also flocking in
    from Mumbai and Thane. Maximum demand is
    witnessed for 1 and 2BHK units. Supply is also

SRA may spread its wings to Thane district
  • Giving in to constant demands by the elected
    representatives, the state government has decided
    to appoint a nine-member study group to work on
    creating SRA for as many as seven municipal
    corporations and eight municipal councils from
    the Mumbai Metropolitan Region (MMR) that is
    spread between Mumbai city to Virar, Bhiwandi,
    Ambernath and Nhava Sheva. - See more at

  • Currently there are four SRAs, one each for
    Mumbai, Pune, Pimpri-Chinchwad and Nagpur. These
    bodies are limited to the areas under the
    respective civic authorities. The study group
    will now work on modalities for rehabilitation of
    slum dwellers living in MMR. After studying the
    issues of slum pockets in these regions, it will
    recommend whether an SRA for all the civic areas
    would be feasible or not.
  • Besides this, the group will also recommend
    whether it would be appropriate to give special
    powers to those civic bodies or setting up a
    special planning authority for the region. The
    committee is expected to submit its report by the
    end of this month.
  • Demand for SRAThe seven municipal corporations
    which want an SRA Thane, Navi Mumbai,
    Kalyan-Dombivli, Bhiwandi-Nizampur, Vasai-Virar,
    Mira-Bhayander, Ulhasnagar. Apart from these,
    eight municipal councils have also asked for the
    body to be set up. These are Panvel, Ambernath,
    Badlapur, Alibaug, Pen, Khopoli, Matheran, and
    Karjat.
