    Marketing is the key to selling your home fast
    and for the most money. Not all marketing efforts
    and methods are the same or will work for all
    types of buyers. You have to know who is most
    likely to buy your home and how to reach them.
    Here are some marketing strategies to draw
    attention to your property

Standard Marketing Methods
  • When you work with a real estate agent, your home
    is listed on the Multiple Listing Service and
    given an MLS number where it is seen by all of
    the agents in the area and elsewhere. Those
    listings are found on sites such as realtor.com,
    where buyers can look at properties that fit
    their perimeters. The property is also usually
    listed on the website of the agent youre working
    with and the website of the company they are
    licensed under. Most real estate agents use
    certain standard methods of advertising your
    home. They include the following
  • For Sale sign in the front yard of your property
  • Brochure or flyer on your home, which is often
    left at the property in a tube or box for buyers
    to take
  • Newspaper listings within the local area

  • In addition, they often host one or more open
    houses for your property to generate interest and
    garner offers. According to statistics from the
    National Association of Realtors, 48 of buyers
    attend an open house. While this is the standard
    marketing package many sellers can expect, there
    are many other ways to draw attention to your
    property.

Unconventional Marketing Methods
  • Sellers who want to stand out from the other
    homes for sale will take further action. In some
    cases, the sellers agent may promote the
    property in other ways. However, the seller must
    be proactive about selling their own property to
    get the results they want.
  • Host Your Own Open House
  • While your agent will seek to draw in buyers with
    an open house, you can host your own where you
    invite friends, family, and neighbors to see your
    home. They can invite people they know who are
    looking for a home and expand your reach. Your
    neighbors will be invested in the project because
    they want some idea of who their new neighbors
    will be.

  • A video tour is often helpful to introduce a home
    to buyers, but you can take the idea a step
    further and create your own presentation. It
    doesnt have to be fancy, but you can show
    potential buyers why you loved your home when you
    bought it. Make it unique from the photos and
    tours that your agent posts, and let buyers
    really get to know the home and neighborhood.
    Include stories about your time in your home to
    create an emotional response from buyers.
  • Create a Facebook Page
  • While your agent may include a mention of your
    home on their page, you can devote an entire page
    just to the one property. Keep it updated by
    adding new photos or mentioning something
    different about the area or the house every day
    or two. Ask your friends to like your page so
    their friends can see it. You never know when a
    buyer will see it by accident and schedule a
    tour. For a few dollars, you can even use paid
    advertising on Facebook to put your home in front
    of a targeted audience. It only costs 7.00 for a
    simple ad, which can reap big results.

  • Dont Forget Pinterest
  • Pinterest is the perfect place to show off your
    home because its a visual social network. Pin
    photos of your home and select unique images
    rather than the standard pictures you expect
    perhaps the reading nook you created out of a
    corner in the attic or the built-in cupboard you
    added to the dining room for additional storage.
  • If you live in a small home, show buyers how you
    made good use of the limited storage by creating
    your own. By addressing these issues in a
    positive way, you can help buyers see past the
    limitations of the property and inspire them on
    how to make the space work for them.

    marketing is to keep in touch with your agent.
    They can link to your pages and increase the
    number of views your home gets. Your agent will
    be glad to see you get involved because it means
    your home is likely to sell faster.

    your own. Dont leave all of the marketing work
    up to them when you can find new and creative
    ways to draw attention to your property. With a
