In the very beginning
When the concept of Home Warranty was first
created Realtors were the logical choice to
present the policies to their clients. After
all, Home Warranty increased client satisfaction
and greatly reduced realtor liability. The very
same benefits encouraged Realtors to recommend
the Home Inspection process which has led to the
current growth and success of the Home Inspection
Industry.

As the process continued
As Home Warranty sales activity increased
Realtors became aware of a potential problem
pre-existing condition claims denial. Basically
this event occurs when a covered system is broken
prior the Home Warranty taking effect. The Home
Warranty was never designed to cover
systems/appliances that already had operating
issues. Unfortunately, these claims usually
surfaced early-on after closing. To further
complicate matters they usually occurred on
potentially large claims (e.g. HVAC coolant
leaks/heat exchangers, Hot Water Heater failure
due to rust and sediment, etc.)

• Home Inspector organizations evolved establishing
  a consistent Standard of Practice which
  provided for a very thorough inspection. This
  effort became an important step in the purchasing
  decision for many potential buyers.
• Potential problems from the home inspection
  process occurred when either
• A system/appliance worked perfectly during the
  inspection process and failed a short time later,
  or when occasionally
• Visibility, system sophistication or just
  realistic time constraints allow an existing
  defect to remain non-detected
• Both of these issues presented serious
  consequences to the
  Realtor/Client relationship!!

Home Inspection Service Option Additional
Coverages
Code Violations Global Home USA will pay up to
250.00 per contract term to correct code
violations for any covered item. Permits Global
Home USA will pay Cost for obtaining permits up
to 250.00 per occurrence. the cost for obtaining
permits for approved repairs and replacements up
to 250 per occurrence. Removal of Defective
Equipment Should Global Home USA replace a
covered appliance, system or component, Global
Home USA will pay the costs Cost to dispose of an
old appliance, system or component.

Home Inspection Service Option Continued
Refrigerant Recapture, Reclaim, and
Disposal. Water Heater Rust and sediment buildup
if not detected during the home
inspection Improper Installation, Repairs, or
Modifications. Global Home USA will repair or
replace a system or appliance that was improperly
installed, repaired, or modified prior to or
during this contract term not to exceed
1,000.00. . . Excludes Improperly sized items.

programs The Gold Plan offers sensible yet
comprehensive coverage that fits everyones
budget at 385. with a 75 deductible. The
Platinum plan is an upgraded plan and has the
most comprehensive coverage in the home warranty
market today costs 445. with a 50 deductible.
Global Home USA also offers coverage on new
residential construction, duplex, triplex and
fourplex and condominium coverage. Plans are
also available for large homes up to 10,000
sg.ft.

Suggested Process

• The Client receives the complimentary American
  Home Warranty with the home inspection.
• Seller, Buyer or Agent upgrades to the Global
  Home USA policy. Coverage may be paid for at the
  real estate closing or if preferred by check,
  credit card.
• The exclusive Home Inspection Service Option
  protects the Client, Real Estate Brokers/Agents

Suggested Process

• Client may choose from two levels of coverage
  with the Gold or Platinum Program
• Client may custom build coverage with available
  buyers coverage options (pool, spa, central
  vacuum, etc.) and of course the Home Inspection
  Service Option.
• The Global Home USA Policy has the highest level
  of claims administration available in the
  industry.

Suggested Process

• Sellers Coverage is also available thru Global
  Home USA. The coverage period is for 180 days
  to coincide with the listing period.
• This is traditionally offered when the seller
  markets their home with the warranty coverage or
  a Prelisting Inspection.
• No other program offers this level of
  liability protection that extends to virtually
  all parties in the transaction.
