10 Tricks to Stage Your Home to Sell
2
  • Whether youve moved out or are stilling living
in your home, presenting it in the best light to
potential buyers is the key to a fast sale at a
premium price. Staging your home is one way to
achieve your goal by highlighting the aspects of
your home which make it unique or special. In
fact, studies show staged home can sell anywhere
from 50 to 75 faster than non-staged homes.
  • Staging consists of setting up furniture and
décor in an attractive way throughout the rooms
of your home. An empty home may need pieces added
rather than showing a bare space. If youre still
living in the house, staging may consist of
removing certain pieces and altering others. You
can use your own items or rent furniture and
decorations to stage a property. Here are a few
tricks to ensure you get the best results from
    your staging.

1. Reduce Clutter
  • If you live in the home youre selling, try to
remove excess furniture and décor as well as
personal items as you can. You wont be able to
pare it down as much as if the house were empty,
but work on removing at least half of what you
have. Focus on the living room, master bedroom
and family room. Rent a storage unit for your
    extra stuff until you sell.

4
2. Move Furniture Away from Walls
  • Many homeowners try to maximize space by pushing
all furniture along the walls. To create an open
feeling and improve traffic flow, group items
together away from the walls. Create conversation
areas and small groups which dont hinder the
    walk area.

3. Give Purpose to Rooms
  • You can add your information about this building
hYou may have a third bedroom you no longer use
because a child has moved out or a finished attic
space you never utilized. Move a few pieces of
furniture in to give it a purpose. Buyers need to
be able to imagine how they could utilize each
room. A twin bed or small desk turns an empty
room into a guest room or office without a lot of
work. If youre staging your home after youve
moved out, try to put a few pieces in all of the
main rooms to help buyers visualize how the house
    would work for them.

4. Light Up the Space
  • Professional stagers increase the amount of
lighting in a room to add warmth. You can do that
by switching out 50-watt light bulbs for 75-watt
or 100-watt bulbs. Add a mixture of lighting
types by combining overhead lighting with table
    lamps and pendant lights.

5. Paint
  • One of the great secrets of effective staging is
painting the walls. Using neutral colors like
gray, beige and cream make a space feel bigger.
You can also paint adjoining rooms the same color
to give the impression that the space just keeps
going on. For instance, a kitchen and dining room
could be painted a pale yellow or cream. On the
other hand, you can use a darker wall color to
make a large room feel cozy. Consider this option
in a large master bedroom or family room.

6. Create Interest with Art
  • Make your artwork stand out by grouping similar
pieces in a unique way. Instead of placing
paintings and pictures in a traditional place,
move them off-center or stack them in a diagonal.
Combine them with mirrors or other wall décor to
create something unusual. Play around with your
wall hangings until you achieve a brand new look.
Buyers will take notice and the unusual design
will spark their interest as they walk through a
    room.

7. Dont Forget Accessories
  • While you want to reduce clutter when staging a
lived-in home, you dont want to remove
everything or youll leave a room with a barren,
cold feel. Replace personal items with simple
accent pieces. Place a bowl of fake fruit on the
kitchen island or hang a couple of decorative
potholders on the wall. Group three or four
glasses or vases of varying heights on a coffee
table. You can keep your accents neutral in color
or include some bold shades to create interest.

8. Visit the Greenhouse
  • When staging your home, take the time to stage
your yard as well. Buy a few plants that are in
season, especially those with colorful blooms.
Place them in planters or in the flower beds to
    create an inviting entrance.

11
9. Update Hardware
  • Make a room feel brand new with shiny hardware.
Replace knobs and pulls from kitchen cabinets and
paint the fronts to freshen up the space. You can
do the same thing in your bathroom and even
replace door knobs on your closet and interior
    doors.

12
10. Turn Your Bathroom into a Spa
  • Even a tiny bathroom can feel more inviting if
you add a few accessories. Buy new towels or use
your guest towels and display them in your main
bath. Roll up towels and place them and a few
bars of soap and candles in decorative baskets.
  • Staging your home doesnt have to be difficult,
even if youre still living in the space. Take
the time to try out these ideas, and youll
discover it helps your home appeal to more
buyers. In no time, youll start seeing the
offers coming your way. Experts say you can
expect to get back 8-10 times what you put into
the cost of staging, which is always a good
    investment.
