DST TIC Properties
Properties structured under a Delaware Statutory
Trust (DST) or as a Tenant-in Common (TIC) allow
investors to purchase part of a large income
producing property for as little as 100,000 of
equity. These properties qualify for 1031
Exchanges under IRS Revenue Ruling 2004-86 (DST)
and IRS Revenue Procedure 2002-22 (TIC).
Investors receive all the benefits of property
ownership, without the hassles and headaches of
property management. Investors participate in the
net income and appreciation generated by the
property as well as tax benefits from
depreciation.

NNN Properties
Triple Net Leased (NNN) Properties are generally
properties leased to a single tenant on a
long-term basis. Under an NNN lease, the tenant
pays for most, if not all, of the property
expenses. The investor therefore receives rental
income with almost no management
responsibilities. Credit status of the tenant,
terms and duration of the lease, condition of the
property, and market related factors all play a
role in determining the quality of the NNN
property. Because they are not co-owned like DST
and TIC properties, NNN properties provide the
investor with direct ownership and control of the
