Don't let your Property Taxes
go out of control!
  • Appeal your property taxes to manage your
    property tax assessment.
  • The tax assessors have an impossible task to
accurately assess thousands or hundreds of
thousands of properties both accurately and
    equitably.
  • You can appeal that your property tax assessment
exceeds market value based on the assessed value
    of similar properties.

3
Why are annual property tax appeals necessary?
To verify the assessor is not assessing your
home In excess of market value or Higher than
similar properties.
4
Here is an example on
why you should opt for an appeal!
Tom Green CAD has over-taxed this property at
11501 Northcross Lane by 54! The house sold for
79,500 in April 2019. Tom Green CAD valued this
property at 122,670 for the 2020 property tax
year. The owner will pay an extra 1,166 (2.7
tax rate times amount over-valued) in property
taxes, just for this year, unless they protest
their property taxes or hire a property tax
consultant to protest for them. The ?rst step
for homeowners is to obtain a homestead for their
primary residence. It does not appear the home
is the primary residence. They do have their
homestead exemption

Tom Green County Appraisal District reports this
1,540 square foot house was built in 1986 and is
located on a 435,600 square foot lot. Because
the property is more than 25 over-taxed, it
quali?es for a substantial error protest if a
routine protest was not ?led. Even if the owners
missed the May 15 protest deadline, they can
still ?le a substantial error protest. In many
cases, if they provide the appraisal district
with a copy of the closing statement, they will
correct the value. Just for ?ling a form with a
copy of the closing statement the owner can save
1,166
6
Why choose a Property Tax consultant?
They ?le the protest, prepare evidence, and
attend the property tax appeal hearing for
you You dont have to ?le the appeal or attend
the hearing
