Heres What Tenants Need to Do for Rental
Inspections
A rent inspection also known as a property
inspection, is an inspection done either by the
landlord or their property manager of a rental
unit/ property that is, was, or will be occupied
by tenants.
3
Purpose of Rental Inspections During Property
Management
The rental inspections are carried out to check
the condition of the investment property during
the rental cycle. The main purpose of carrying
out routine rental inspection is to not just see
how tidy your home is but also to identify
issues or problems related to maintenance, and
repair and also to ensure that the place is being
looked after. Routine rental inspections are the
visual checks of a rental property. These are
majorly conducted by the certified property
managers who ensure that Tenants are following
the conditions of their lease. Maintaining the
property. The property is in a reasonably clean
state and is not damaged.
4
Follow-up Property Inspections
Once the inspections are conducted, there are
follow-up inspections which means that the
property managers conduct subsequent inspections
after the initial inspection. The follow-up
inspection is usually more focused on the
progress that has been made in respect of
non-compliant areas identified in the initial
inspection. Now, let us see the steps the tenants
need to take for rental inspections. Such
inspections can be really stressful for tenants
and often they might get confused about the
steps they must take. This blog will take you
through the easy ways to prepare for your rental
inspections, so you impress your landlord.
5
Start Early
The real estate property managers and the
landlords are required by law to provide at
least 24 hours notice before conducting an
inspection. But many also give the notice of at
least one week. Enough time though! As soon you
get to know about the date and time of the
inspection, just start little by little. For
instance, you can make a weekly plan such as
clean the shower one day, sweep the front porch
another day and so on. Entire cleaning on a
single day can get hectic so it is much easier to
clean incrementally, rather than spending an
entire evening tiring yourself. So, start early!
6
With Pets? Make Arrangements!
For pets, the rental inspections can get
stressful, especially if you are not present
while the landlord or the property manager is
here. Arrange the visit of your pet to a friend
or a family member for a day Just an adjustment
sort of thing. A single day adjustment can save
you the unnecessary stress of having a stranger
at home while the pet is home.
7
Make a List of Issues
  • Making a list of the problems you face in the
house will not only help landlords but will also
ease the communication. You will be able to let
them know easily about the ongoing maintenance
    problems.
  • For instance, if the toilet or sewerage gets
blocked every now and then, or if there is a
dodgy light fitting that keeps blowing away the
light bulbs, then these are the problems that are
to be taken care of by the landlords. But as a
tenant, it will be your duty to inform about the
    structural issue.
  • However, if your kid or you smash the window
pane, whatever the reason may be, then it is
    certainly your responsibility.

8
Cleanliness is the Key
If you like where you are living, or if you are
happy with the rent amount and also the
landlords are practically non-existent, then you
should be doing everything in your power to
continue staying there. At the same time, you
will have to do the brilliant job of cleaning the
property. It means you will have to scrub the
corners of the showers, make the windows and
doors neat and tidy, do spot cleaning of the
carpets and maintain the garden. As said above,
you do not have to be on your knees whole day
long to clean and scrub the kitchen tiles, and
so on. Just make sure you clean the house daily
for few minutes without burdening yourself. Your
landlords and the property managers will be happy
and impressed. Also, such things do influence
the decisions of keeping you as a tenant.
9
Take Care of Minor Repairs
Things like dings in the walls, carpet stains and
even blown lightbulbs, no matter however small or
big the issue is, these must be fixed before the
home inspection is carried out. The golden rule
is If there is something that got damaged by
you, then you will have to fix it by yourself or
get it fixed. For instance, it will not be the
landlords problem if you slammed your couch into
her wall and it will certainly not be someone
elses problem if you spill a glass of red wine
on the carpet. Anything that concerns the
structure of the building, such as plumbing,
electrics, then you will have to inform the
customer.
10
Take Care of the Garden
Gardens, greenery and landscaping are a huge
investment probably the biggest reason they are
very strict with its maintenance. Landlords and
the property managers will always favor the
tenants who are good at maintaining the
landscaping, garden flowers and all the flora in
the house. As a tenant you must make sure that
plants are watered well, properly fed and timely
trimmed. Such things put a great impression.
11
Do not Fret
Rental inspections are designed to keep a check
on the property. There is nothing to worry or
fret about, for no one will kick you out of the
house. The rental inspections last for around 10
minutes. These can take more time too depending
upon the situation. The inspection will most
probably consist of an agent/ property manager
who will check the property for any major damage
or any potential issues. So honestly, it is not a
big deal or anything to stress over. Just clean
up the space in a way that someone would want to
get inside the property.
