OUR PROCESS
  • Preliums
  • Details of your funding requirements are sent to
    Claydon Hill Capital. An advisor will then review
    and call to discuss potential funding options.
  • Credit Approval
  • Once the application has been submitted and
    accepted by a suitable lender you will then
    receive a decision in principle outlining the
    terms of the facility.
  • Valuation
  • Once the initial credit approval has been signed
    off, the valuation will take place to ensure the
    property or site is at an acceptable state and
    value.
  • Legas
  • Once the valuation has been signed off by the
    credit team, the lawyers will proceed to the
    legal due diligence. The legal work can be
    instructed at an earlier stage on request.
  • Completion
  • Once the legal work is complete and signed off,
    the funds will then be transferred in due course.

FLEXIBLE DEVELOPMENT EXIT BRIDGING FROM CLAYDON
HILL CAPITAL A development exit bridge is a type
of loan that is used to repay the existing
development lender. In situations where clients
have a limited marketing period left on their
development facility, these facilities allow our
clients more flexibility in the sales cycle. As
well as extending the sales cycle our exit
providers allow any capital raised over and above
the current development facility to be pulled out
as equity for further projects. Claydon Hill has
access to exit loans from 3 months to 24 months
depending on how many units need to be sold
while also providing term loans for properties
that will be retained. The costs associated with
an exit bridge are often much lower than that of
the development lender with rates starting from
0.45.

Claydon Hill Completes a 7.6m land bridge for
BTR site in Edinburgh The developer approached
Claydon Hill Capital with outline planning, due
to timescales, they needed to bridge the purchase
before it was possible to achieve full consent.
The purchase had to complete within a short
timeframe from the application and Claydon Hill
arranged a bridge at 68 LTV within 3 weeks. This
bridging facility gave the client a comfortable
12-month term with the possibility to extend by 6
months to achieve full planning for their BTR
development. With a strong BTR track record and a
clear business strategy, our funding partner was
keen to support the client with a market-leading
