Green Roofs
  • Why Should we plant green roofs?
  • aesthetically pleasing
  • reduce city "heat island" effect
  • reduce carbon dioxide impact
  • reduce summer air conditioning cost
  • reduce winter heat demand
  • lengthen roof life by two to three times
  • remove nitrogen pollution in rain
  • neutralize acid rain effect reduces noise
  • reduce stormwater runoff
  • provides bird and insect habitat

COST OF BUILDING GREEN
  • Soft costs hard costs LEED increment
  • Soft costs
  • LEED registration and certification fees
  • LEED Accredited ProfessionalTM
  • Commissioning agent
  • Engineering consultants
  • Extra time needed for project team members to
    collaborate on integrated design

THE CHICAGO STANDARD
  • Create a green building standard for City of
    Chicago construction and renovation projects
  • Specify design, construction and operating
practices that are reasonable and appropriate for
    City of Chicago facilities
  • Embrace the U.S. Green Building Councils LEED?
    Green Building Rating System
  • Collaboration among
  • Public Building Commission
  • Department of General Services
  • Department of Environment
  • Department of Planning and Development
  • Experience-based

20
The Chicago Standard Applicability
  • All new City facilities leading by example
  • Renovation projects where budget exceeds 50 of
    facility replacement costs
  • Will result in LEED-certified buildings with
higher levels of certification encouraged on a
    project-by-project basis
  • Elements of the Chicago Standard can be used on
    smaller renovation projects as appropriate
  • Design and construction costs for a green
    building slightly higher than conventional
building but will decrease with experience

21
IMPACTS FOR DESIGNERS
  • Designer as glue
  • Primary conduit of LEED concept
  • Process integration from the beginning
  • The most important green building decisions are
made early (e.g., location, size, orientation,
    gross system selection)
  • High potential for innovation
  • Materials research
  • Project team members
  • Additional codes and regulations
  • Additional specifications

22
IMPACTS FOR OWNERS / OCCUPANTS
  • Life-cycle cost savings
  • Potentially higher initial costs
  • Enhanced productivity
  • Recruitment tool
  • Marketing tool
  • Educational process
  • Reduced health care and liability costs

CHICAGO STANDARD
23
IMPACTS FOR PROJECT MANAGERS
  • Interdisciplinary coordination required
  • LEED Accredited ProfessionalTM and commissioning
    agent are key partners
  • LEED submittals must be tracked and documented
    from the beginning

24
IMPACTS FOR CONTRACTORS
  • New construction methods may be required
  • Careful management of construction waste, erosion
    and sedimentation control
  • More management and effort required in
    procurementadditional product/system research
    may be required

COMMISSIONING
ENERGY ATMOSPHERE
  • Goals
  • Prevent improper equipment operation and energy
    use
  • Identify ways to improve performance
  • Meet design intent and owner requirements
  • Strategies
  • Commissioning begins with planning
  • Retain a third-party commissioning agent
  • Conduct design reviews
  • Verify installation and operation
  • Develop operational documentation
  • Perform system equipment-level sub-metering

CONSTRUCTION WASTE REDUCTION
MATERIALS RESOURCES
  • Goals
  • Reduce amount of construction waste sent to
    landfills
  • Reduce energy use and environmental impacts
    associated with materials extraction and
    manufacturing
  • Strategies
  • Reuse existing building structure and shell
  • 2005 C and D Waste Ordinance

OPERATIONAL RECYCLING
MATERIALS RESOURCES
  • Goals
  • Divert waste from landfills
  • Reduce natural resource extraction
  • Save money on ongoing tipping fees
  • Strategies
  • Provide collection and storage areas for
    recyclables
  • Provide instructions on recycling procedures
  • Look at The City Sort Program, which is the
    Citys own office recycling program

CONCLUSIONS
  • Green Building Agenda has extended greening
    into Citys day-to-day government operations.
  • It is about points but more importantly the
    process.
  • It takes all of us working together to build
green (but it sure helps having a staunch
    advocate at the helm).
