Background Company Details

• The Al Kobaisi Group, otherwise also known as EMK
  Group or Essa Mubarak Al Kobaisi Group, whose
  founder and Chairman is Mr. Essa Mubarak Al
  Kobaisi initially started business as a
  construction company in the year 1972. Today, it
  employs over 300 personnel and its activities
  include construction, manufacturing, real estate,
  general trading, automotives, franchisee,
  retailing, travel tourism and media production
  and distribution with an annual turnover of over
  US 50 million.

Company Logo, Vision Mission
The new company logo is an insignia of Al Kobaisi
Group of Companies which is depicted by the
colors and lines. The green color dominance of
the logo which AL KOBAISI bears is the symbol of
growth and harmony. Al Kobaisi Group always
desires to expand in balance and sense. While
the beige color is the color of the sand, the
earth. Al Kobaisi, in English as The Kobaisi,
is a pure Arab family name which dominance known
as war family dates back to decades and centuries
in the pre-oil period. Above is the Arabic
translation of AL KOBAISI GROUP. The globe
silhouette symbolizes the aim of the Al Kobaisi
Group establishing business relations around the
globe. The straight horizontal line which holds
up the AL KOBAISI name denotes stability and firm
grasp in the market.

Management
Mr. Essa Mubarak Al Kobaisi, the Founder and
Chairman of the Group.
Mr. Abdulla Essa Al Kobaisi, a graduate in
Engineering studies, with over two decades of
experience in running and growing the business is
the Managing Director and is actively involved in
the daily operations of the various companies.
The Group operates through 15 divisions, each
supervised by a Manager who is reporting to the
General Manager or directly to the Managing
Director. The key function of Finance is looked
after by various divisional Accountants, who
report to the Finance Manager for the Group.
Operations and Sales are handled independently
by each division, nevertheless a collective
effort is made to core in customer benefits and
loyalty. The Group also has its Personnel
Department, Legal Department, and Internal Audit
which each reports to the Managing Director. The
Group has retained independent Auditing and
Accounting firms, and as well as Legal Counsel.

The activities in brief
Al Kobaisi Group's Head Office is located in
Sitra Industrial Area. Al Kobaisi Construction
Maintenance has been involved in various housing
projects in the Kingdom. In the past five years,
this division has successfully completed
contracts in excess of US 20 million. The
completed 84-villa project located in Arad was an
enormous success boasting the gratified
clienteles as to the quality and price.
Following the struggle in construction was born
the Al Kobaisi Readymix. Its 1st batching plant
was erected in 1986 at the Entrance 1 of the
Sitra Industrial Area and with the latest plant
at the Hidd Industrial Area are allowing Al
Kobaisi Readymix to batch and supply 2,000 m³
daily and meet day and night requirements of
target-focused contractors. Having a fleet of
50 mixer trucks, 15 mobile concrete pumps, 5
stationary pumps, 3 batching plants and with all
the hardworking and qualified manpower, Al
Kobaisi Readymix has been continuously the
leading readymix concrete supplier in the Kingdom
with its quality guaranty at all times having its
own quality control department. While the lately
erected and operational block factory located at
Hidd Industrial Area, Al Kobaisi Block Factory is
equipped with the most recent technology in the
block-making industry. It has a production
capacity of 1 million blocks monthly ranging from
different thickness of blocks, insulated and
non-insulated ones, paving bricks coming in
various designs, kerbstones,

split stones and colored blocks. Fully-automated
German-made technology, Al Kobaisi block-making
plant is the 1st in the Kingdom and the 2nd in
GCC. The blocks are put into stringent tests at
its own Material Testing Laboratory. Supporting
the concrete manufacture of the Group is the Al
Kobaisi Sand Aggregate Washing Plant at Eker
which is also catering requirements of other
companies. Completing the construction activity
is the Al Kobaisi Aluminum Glass Factory. It
is currently doing jobs for different contractors
for schools, ministry buildings and housing
projects. It has also its own electrical
contracting department and carpentry workshop.
Maintaining the large fleet of heavy vehicles and
equipment of the Group is the Al Kobaisi
Mechanical Workshop. Al Kobaisi Group is
offering its heavy machinery, equipment and
vehicles for rental, as well. Another division
of the Al Kobaisi Group is the Al Kobaisi Motors
having its showroom opposite to Sitra Mall
offering lease-to-own scheme for new and used
cars to all nationalities with less-hassle
processing and documentation and no salary
transfer required. It also caters requirement of
companies for trucks and heavy machineries
applying the same method. Al Kobaisi Travel
Tours, an IATA accredited agent, established in
August 2003 operates as reservation and ticketing
agent and also offers inbound and outbound tour
packages. In line with the hospitality industry,
Al Kobaisi Group has a car rental division having

outlet at the Bahrain International Airport open
24/7 offering self-driven and chauffeur driven
cars, limousine transfers, small to luxury cars,
mini-vans and buses. Completing the hospitality
business, the Group is soon to open its
hotel-apartment in Sanabis, located between Dana
Mall and the Bahrain International Exhibition
Center. Al Kobaisi Group has also electronic and
electrical appliances division which is retailing
sales for air conditioners and the like. Al
Kobaisi Group has the East Riffa Filling Station
located on Al Moaskar Highway. This petrol
station is having a car service area to
accommodate various customers. A recent and
lucrative foray by the Group in an effort to
further diversify from Construction and Building
Materials is the creation of the Rayana Media
Center which is the only recording and production
studio in GCC adopting the latest technologies in
audio and video production specializing in the
field of art, television, radio and advertisement
productions by using the latest high definition
techniques. The Group is also a shareholder of
Arabian Gulf Bulk Trade which main activity is
into aggregate crushing in Fujairah, United Arab
Emirates. The other 4 shareholders of this joint
venture are also companies in the business of
readymix concrete, blocks and sand aggregate
supply. A good understanding among partners,
every partner is supporting each other in their
other activities.

?New used cars and trucks are available on
cash or installment basis through in-house
financing by Al Kobaisi Group with easy
installment plan and processing. Selling an
average of 360 cars and trucks yearly, Al Kobaisi
Motors is trying the best to seek competent
suppliers.

showroom is situated along with the other cars
and trucks dealers for Toyota, Hino, Volvo, Opel,

companies such as Liebherr, Putzmeister, Schwing,

growth of the Group over the last three decades
is a testimony of customer support loyalty.
Today, the Groups businesses are strengthening
in line with the continuous implementation by the
management for quality products and excellent
customer service.

Relationship with Banks
The Group roots go back to over 30 years, and it
has established excellent credentials with its
Banks, domestic creditors, as well as foreign
suppliers. A conservative and prudent approach
of debt and equity has helped the Group achieve
this impressive growth. Despite being in
businesses that require substantial funds outlay,
it has tapped its various cash flows to not only
grow, but also pre-pay Bank borrowings. Today,
this feature makes the Al Kobaisi Group a very
good risk, and Banks compete to take part in its
plans. The growth of the Group over the last
three decades is a testimony of customer support
loyalty. Today, the Groups businesses are
suppliers to the Government of Bahrain, the Royal
Family, Industries, established Business houses
and Private Individuals. Thrifty a relatively new
entrant in the rental business has proved to be
the one of the best as it has the loyalty of not
only its regular clientele but also won
credentials from the United States Air Force Base
here in terms of its service.

Prospects Future Plans
How would the Group benefits?

• The Groups expansion in ready mix and block
  factory businesses by increasing the plant
  capacity, automating, acquiring of new mixer
  trucks and pumps, and hiring more qualified
  drivers and operators would consolidate its
  position as one of the top two manufacturers of
  ready mix and blocks on the island. These not
  only double the production and sales, but also
  make Al Kobaisi the largest, best lowest-cost
  producer of blocks in Bahrain. The soon to be
  finalized highly automated pre-cast plant by Nord
  Impianti (Italy) is completing the range of
  concrete products. It is when contractors
  appreciate a one-stop shop convenience and
  efficiency.
• The mechanical workshop is planned to be
  restructured and be automated to speed up repairs
  and breakdowns in the fleet. In so doing, this
  would maximize usage of these equipment and would
  contribute on time deliveries and sales increase.
  This would also serve Thrifty Car Rental fleet
  and those vehicles sold in Al Kobaisi Motors
  including heavy machineries. It could also cater
  local companies having fleet of trucks and heavy
  equipment.
• The carpentry workshop would be to supplement its
  existing unit and the full automation would not
  only reduce costs in the long run but also being
  the first of its kind on the island, have the
  first mover advantage and capture a large market
  share. Similarly, the Air Conditioners being a
  commodity product these days is positioned as a
  low cost, warranted product, for which studies
  have shown a ready market. The Group being in the
  construction business and selling ready-made
  houses would further help in faster movement of
  these items.
• Aluminum Glass Factory automation would
  contribute increased production and increased
  sales in response to a higher demand with the
  newly appointed Manager. A highly skilled artist
  and fabricator for glass designs has boasted the
  Glass Section. Putting up of showroom in its
  existing premises in Sitra Industrial Area is
  underway as part of the plan.
• The Al Kobaisi Group has not only sought vertical
  integration in its Construction business, but
  cross utilization of other divisions would add
  further value to the business. Al Kobaisi Travels
  that recently commenced business aims to create a
  niche for itself in the un-tapped family tourism
  arena. Here again it would tap the resources of
  the car rental and hotel-apartment.
• The creation of the lucrative Rayana Media Center
  forms as a public relations arm of the Group.
• Although in many lines, each of its business adds
  value and compliments the other, the overall
  strategy is Growth this way without un-related
  diversifications.
