REFURBISHMENT PROJECTBACKGROUND
- At the 18th of March Board meeting a discussion
was held to explore the possibilities of
refurbishing the existing site instead of
investing in a new building construction. - Rationale was
- Were there cost savings?
- Could we complete project before high holidays
2010? and - Whether we will have enough room in future to
accommodate a growing membership. - A building committee set up charged with deciding
whether such a proposal was feasible and to
proceed to Town Planning if it was.

- The First Meeting Held March 21
- An agenda of having weekly meetings was agreed to

8To Confirm the technical feasibility the
Committee engaged an outside consultant to review
whether the property could be refurbished.
9Consultants Conclusions
- Summary
- The basic structure of the building is sound and
suitable for re-use. - Demolition of all of the roof and rear of the
building will be required. - New work will require new roofing, part new roof
structure, new wall structures, new services, new
ceiling and wall linings, new floor structure and
all new floor coverings. - New and fully fitted amenities will be required.
- The boundary brick walls, the residence, the
front flat roof structure and the timber gable
roof trusses are all worth retaining.

building project was retained by the committee

project was also retained by the committee

13On the basis of favorable reports the committee
discussed and reviewed various options in regards
of how the internal layout would look. The
committee decided that it would be best if we
also incorporated a 2nd floor extension .
14The committee have agreed on a design and
subsequently engaged a drafting company to work
with Greg to provide the CAD drawings needed for
the town planning submission

- We have now completed phase one of this project.
- As you have seen we have a viable design and a
prepared town planning application. -
18Statement
- As the current chairman of this committee I
wish to acknowledge that without all the members
input we would not be at this stage today. - This task was completed in a short twelve
weeks.
19What Next?
- It was our committees unanimous recommendation
that the Kehilat Nitzan Board accepts this
proposal and gives its approval to proceed. - The Board gave its approval mid July and our
application to Council was submitted.
20What Next for the Building Committee?
- Phase 2
- Application Pending
- A Committee will need to be available
- to answer council queries
- to modify submissions
- meet with council
- start preparation of working drawings and
engineering computations - liaise with Fundraising.
- Phase 3
- Application Approved/Rejected
- Building/Renovation commences without
delays as all plans in hand. - If rejected board needs to decide whether
to appeal to VCAT.

Update Council advertising on site finished
. Council advises so far only four objectors have
come forward . Fund Raising should now be
commenced.
