Background and Application
  • Received provisional consent for the creation of
    2 lots
  • Required to rezone 2 new lots and the retained
  • A separate consent created a 10.5 m wide
    right-of-way with a turnaround area to provide
    access
  • Purpose is to rezone 2 lots created by consent
    and the retained lot from Tourist Commercial
    (TC), Rural (R) and Rural Limited Service Rural
    (LSR) to Waterfront Residential (RW) Zone

  • Lots 18 and 19, Concession 14, Clarendon (Ward 2)
  • North shore of Kashwakamak Lake
  • Accessed by South Road 1796A South Road

Description
  • 2 new lots covered with mature tree cover
  • Relatively undisturbed shoreline
  • Topography slopes towards lake
  • Retained parcel has frontage on private road,
    South Road and Kashwakamak Lake
  • Two water courses
  • Existing cottage setback 36.6 m (120 ft)
  • Existing and proposed dwellings serviced by
    individual wells and sewage disposal systems

Official Plan
  • Waterfront areas located in the Lake Development
    Area designation, backlands in the Rural Area
    designation
  • Size of new lots adequate for a 30 m setback from
    lake for a natural vegetation buffer and fish
    habitat protection
  • Proposed residential use is compatible with
    surrounding uses
  • Private road frontage is permitted
  • S. 3.4.2(B)(v) requires a minimum Stage 1
    Archaeological Assessment
  • Required in order to rezone undeveloped lands

  • 2 severed lots and south end of retained lot are
    currently in the Tourist Commercial (TC) Zone
  • Uses permitted include seasonal and permanent
    residential, HBBs, tourist establishments,
    campgrounds, etc
  • Backlands are in the Rural (R) Zone
  • Lots meet the RW zone requirements (e.g.
    frontage, lot area, able to meet yard setbacks)
  • Private road frontage permitted in RW zone
