IHS Vision Statement

IHS Mission Statement
Interfaith Housing Services shall develop,
promote, and implement programs which assist
persons of low to moderate incomes to meet their
housing needs.

Housing Rehabilitation and Repair Program

• For those who own their home and who are unable
  to do the work themselves
• This usually includes the elderly and the
  disabled
• IHS relies heavily on volunteers for this program

Special Needs Rental Housing

• IHS currently has 84 Special Needs Rental units.
• Many clients are people from TECH and Disability
  Supports of the Great Plains.
• 55 of tenants are disabled
• 9 are single parents
• 25 are elderly

First Opportunity to Own Program

• This Program assists families that make less than
  80 of the area median income. After filling in
  the application, it is processed and sent to the
  bank.
• The applicant will have a small down payment of
  2 or 500 whichever is greater. 90 of the loan
  is carried through First National Bank or other
  financial institution and IHS or a grant will
  carry 8.
• Currently, IHS has helped 36 families through
  this program.

IDA Individual Development Accounts

• Individual Development Accounts are designed
  to help individuals of low to moderate income
  save money for a specific asset purchase
• First Time Homeownership Homeowner
  Occupied Housing Repair Post Secondary
  Education Specialized Skills Training
  Small Business Capitalization
• Every 1.00 saved by an IDA Accountholder IHS
  matches with 2.00 funded through tax credit
  donations.

CHDO - Disadvantages

• Restrictions on Board of Director
• Makes building a fundraising board more
  challenging
• Restrictions on rent
• Many working families cant afford true market
  rent, but do not qualify for CHDO housing at the
  60 level.
• On going compliance and reporting

• Very flexible for hard to do projects

• Property Tax Exemption on rental units
• Great source of funding for small single family
  units in rural communities
