Where is the best place to buy a home? There is a
lot of ways to buy a property. Some investment
strategist tell us that you need to go find your
Pre-Foreclosures and other types of distressed
properties by yourself. I have personally tried
this, people in this position are already upset
about there situation. Knocking on there door
like many others has is not a great idea. This
is a very long process and will take you a lot of
time. You can also send letters out that gets
into a little bit of money. I personally never
hit one. For sale by owner is another way to
find properties. Youll need to drive around to
see them, then hopefully do all the right
contracts and inspections so you wont get stuck
with huge fix ups. I personally have noticed
by-owner is usually more expensive. I had one
gentleman that based his price on his bathroom.
He said he went to some home about twice his
properties worth and his bathroom was nicer and
so his was worth as much as theres. I choose to
get my real estate license what a great choice.
We are taught ethics and full disclosure. We
have a board that monitors us , plus every 2
years we have 24 hr renewal classes that we

information. Before you pick a consultant or
realtor know what questions to ask. One question
youll need to ask is how many investment homes
have theyve done? I would like to see if I had
to pick 30 properties. I would also check and
see if theyve made money on those investments.
The second part of the equation is knowing the
information youll need to know to make an
intelligent decision. The first thing youll
want to know is the cost of the whole project.
Sales Price, Fixup if any, Loan cost, Mortgage
payment, Rental income, Property Management cost,
Sold homes in that area, commission cost. Asking
these type of questions will help you make a
better decision. After you pick your consultant
ask these questions on each property you
purchase. Make sure to get hard copies of the
information you are obtaining. Do one deal at a
time and set it up properly. What I mean is buy
one get it done, and rented out. Getting cash
flow on each property is as important, and
setting them up for success can fill your pockets
quicker.
