Article 15 Site Development Standards(Part 1)

• Article provides general standards and references
  for site development standards such and
  dedications, landscaping screening, performance
  standards, lighting.

Article 15

• First section describes terms for different types
  of open space/green area. Note These may be
  moved to Article 3, Definitions.
• Sec. 25.15.02 provides standards for screening
  between residential and non-residential uses.

Landscaping Manual

• Sec. 25.15.03 provides for a Landscaping and
  Screening Manual to provide specific details on
  planting, types of species, location, etc.
• Manual to be developed jointly by Planning and
  Forestry staff.
• Needs to be ready in time for adoption of new
  zoning ordinance.

Underground Utilities

• Sec. 25.15.04 reflects the current ordinance
  provisions.
• Pending text amendment proposes extensive
  changes. Question Do we try and include the
  proposed text changes, or keep the current
  language for now and revisit later?

Lighting

• Sec. 25.15.05 provides general lighting standards
  and proposes a Lighting Manual
• Manual would be similar to the Landscaping and
  Screen Manual. Two could be combined.
• Manual would provide specific requirements for
  types of fixtures, light cut-off specs, heights,
  foot-candles recommendations, etc.
• Special requirements for high-density and
  entertainment districts.

• Next week we plan to conclude the discussion on
  Article 15. On December 19, we hope to finish
