  • Submitting plans showing the feasibility of
    septic systems for a four-bedroom house drawn for
    worst-case scenario lots including a lot
    adjacent to awash and a large, medium and small
    lot. Add to note 5 Alternative systems may limit
    landscaping options.
  • Address ADOT requirements in the letter dated
    August 25, 2004 prior to lot sales.
  • Obtaining a Letter of Commitment to Serve from
    the water company and so note on the final plat.
  • As proposed, providing fire hydrants at
    approximately 500-foot intervals using appliances
    that are compatible with the equipment of the
    applicable fire district.
  • Placing a note on the final plat indicating the
    square footage of area allowed for clearing for
    each type of lot (1 acre, 2.5 acres and over 4
    acres).

RECOMMENDED MOTION
  • Mr. Chairman, I move to approve the Kinjockity
    Ranch tentative plat subject to the conditions
    recommended by the Planning and Zoning Commission
    as listed in the Executive Summary.
