full-service, internationally flagged hotel in
the downtown central business district of
Milwaukee, WI, USA. The 10-story, 197,000 square
foot hotel will feature a high-end restaurant,
lobby bar, 15,000 square feet of meeting/banquet
space, and 60 underground parking stalls. Hotel
amenities will include a fully equipped fitness
center, a swimming pool, business center,

  Management Fee including full legal and filing
  costs to RCIFPP Wisconsin Milwaukee Hotel
  Investment LLC (RCIFPP LLC).  Investor funds
  protected in escrow account until investor gets
  I-526 conditional visa.
• US37 million 5-year loan from RCIFPP LLC (70-74
  investors) to project secured by first mortgage
  and a guarantee letter from developer/hotel owner
  to lender (RCIFPP LLC) that loan will be paid
  back in 5 years by refinancing or selling hotel.

• 10 million equity (Is pledged as security, 10
  million is funded at start of project)

• Demolition and construction starts in May 2011
  with completion and occupancy by August 2012.
  Developer has provided guarantee letter that
  construction will be on time and within budget.
• Total value of hotel after 4 years operation
  projected to be in range of 60-65 million so
  refinancing 37 million debt should be readily
  feasible.
