It can often be difficult to make informed
choices about the home you are looking to
buy. Think about it. It takes a smooth-talking,
fast-thinking buyer's agent to iron out this tiff
with the listing agent and gain that agent's
cooperation at this point.

ISSUES IN HIRING AN AGENT
  • Non-exclusive buyer agents, while claiming to
    represent your best interests, may try to sell
    you one of the properties for which they are the
    agent of the seller.

  • To look out for is a brokerage that may also
    represent other buyers who are competing for the
    same property.
  • Level of experience
  • Look for an agent with the Accredited Buyer's
    Representative (ABR) designation
  • The broker might inflate the value of the
    transaction to earn a higher commission.

It may be worth your while asking for a
short-term agreement, as a trial to see whether
you and the agent are able to work together.

A good agreement with the agent incorporating the
above elements will help to make your working
relationship with the agent a successful
one.
Just be upfront and let the agent know whether
you intend to work that agent.
