make the decision to dive right in and start
looking for your own undeveloped beach front
properties there are some pitfalls that you
should avoid. Avoiding these pitfalls when
building your home will help you avoid being
struck with a property lemon. This is one where
it might be difficult to see the property and one
that you cannot build your home on.

You should find out why the owner never developed
it. It is rare to find beach front properties
that are not developed, especially in tourist hot
spots. It could be something simple such as the
owner never had the money or the time to develop
the property, the beach front property was
recently sold off a larger tract of land, etc.
It could also be a serious issue such as there
may be local zoning regulations that prevent
construction of a luxury homes there or it could
be the breeding grounds for an endangered
species. You can find all this information out
at the local zoning board. You should also check
to make sure that the ground is stable enough to
hold the heavy support foundation. There could
also be a problem with the erosion of the
shoreline. This can mean if you do not build
your house too close to the water it may okay and
not have to be moved.

Local utilities During the inspection of beach
front properties check to be sure that the
property is close enough to the water and
electric lines along with either an installed
septic system or sewer access. Other essentials
you need to make sure are readily available are
gas lines, internet, and cable television.
Other pitfalls There may not be neighbors on
either side of your beach front property but this
does not mean there never will be so check to see
if any other development might take place on
either side of your property. Do your research
in order to get perfect beach front properties.
