Title: Some Facts About a Costco in New Baltimore

1
Some Facts About a Costco in New Baltimore!
  • The Costco/Cross Creek development will generate
over 23,200 average daily trips on a Saturday and
over 19,000 average vehicle trips on the weekdays
  • The other developments surrounding the site that
are currently known and considered in the
analysis will generate an additional 33,180
average daily trips on a Saturday and over 40,000
average daily trips on a weekday
  • The Costco/Cross Creek development is only 39
acres of over 200 acres of land bordered by Rt.
29/15 (Lee Hwy) and Routes 600 (Broad Run Church
Rd) and 676 (Riley Rd) that are zoned for
    commercial development
  • Access to the development is through Cross Creek
Drive, which will connect Routes 29/15 and 600.
Cross Creek Drive is projected to carry over
21,000 vehicles per day. Both access points to
Cross Creek Drive from Routes 29/15 and 600 will
be blocked during peak hours of traffic
  • The development is required to maintain a level
of service of C, but Cross Creeks own report
shows that it does not meet that standard
  • The development generated trips will increase the
average daily traffic on Kelly Rd. by 99, Route
600 east of Cross Creek by 76, and Riley Rd. by
    41
  • The existing northbound traffic on Route 29 at
the intersection of Route 600 at AM peak hours is
above capacity, operating at a level of service
of F. Southbound traffic on Rt. 29 at the
intersection of Route 600 at PM peak hours is
above capacity, operating at a level of service
    of F
  • The existing eastbound traffic on 600 at the
intersection of 29 at PM peak is above capacity,
operating at a level of service of F
  • After adding an additional 56,380 average daily
trips on a Saturday and 59,015 average daily
trips on a weekday to New Baltimore on roads that
are currently operating at a level of service of
F at peak hours, Angler Developments engineer
concludes that (t)he traffic impacts associated
with the proposed New Baltimore Costco
development are acceptable and manageable. (TIA,
    p.25)
