Mortgage activity
  • RealtyTrac did an analysis on mortgage activity
    and revealed that homeowners in Metro Denver
    burned in the fourth quarter with refinancing.
    During the last 3 months of 2015, residents of
    Denver area refinanced twenty-eight percent more
    mortgages than they did during the last 3 months
    of 2014. RealtyTrac studied 65 areas in Metro
    Denver and that was the fourth-hugest jump among
    these areas with 5,000 or more originations of
    loan. In addition, that was way ahead of the two
    percent growth in refinancing of mortgage
    measured countrywide.

Percent in mortgage
  • There are three cities in Tennessee that are
    ranked ahead of Denver. These cities are
    Nashville with 80 percent in mortgage
    refinancing, Knoxville with 46 percent, and
    Memphis with 31 percent. There are other cities
    that came with huge benefits in mortgage
    refinancing. These cities encompassed Grand
    Rapids in Michigan with 25 percent, Fort Myers in
    Florida with 23 percent and Portland in Oregon
    with 21 percent. Albuquerque, Oklahoma, Tulsa,
    Iowa, and Des Moines had all 19 percent benefits.

Interest rate increase
  • The analysis revealed that borrowers who
    proceeded to refinance mortgage have been
    attempting to get ahead of an interest rate
    increase of Federal Reserve in December. Another
    motivation that seemed more probable was an
    attempt to catch equity after huge increase in
    house prices.

Denver and Other cities
  • The difference between Denver and Other cities
    with big refinancing activity is that there was
    no increase in mortgages taken out to buy
    residential properties. In fact, Metro Denver
    experienced a drop of 3.3 percent in the last
    months of last year.
