We maintain a schedule, monitor most county tax
sales, and provide current tax sale overage,
excess proceeds, and excess funds produced from
those tax sales in the form of county generated
lists (to preserve their accuracy). We email
those lists to our subscribers weekly as our
national tax sale schedule dictates. These
emails will contain downloadable excess proceeds
lists from the most current, and recently
released sales.

What are Excess Proceeds? Excess Proceeds, are
also known as excess funds, tax overbids, tax
overages, surplus funds, or tax lien surplus.
They are the excess proceeds that remain after a
county tax sale or county auction of real estate
in excess of the tax liability. Heres an
example 1. Joe owns a piece of land 2. Joe owes
2000 in property taxes on this land 3. Joe fails
to pay the taxes 4. The county sells or auctions
the land to the highest bidder resulting in a
final price of 100,000 5. The county takes the
2,000 it is owed 6. The remaining 98,000 goes
into a county bank account 7. This 98,000
belongs to Joe, the original owner

About Us
We are a small group from Denver with backgrounds
in financial investments, foreclosures, REO's,
and real estate. We have good connections into
county courts, clerks, assessors, treasurers, tax
collectors, sheriffs, and delinquent attorneys in
all states that allow excess proceeds from tax
sales. We travel frequently going to auctions to
collect excess proceeds data personally.
Early on, when we started in 2011, we decided
it would be unethical to actively work the asset
recovery business while distributing lists, so we
do not work in that business. We believe in
great customer service. We want to make sure
that every customer is happy, no matter what. We
are willing to share our knowledge with our
