2Owners and facilities managers of industrial or
commercial premises have, for many decades, used
roof coatings on damaged or leaking roofs as a
cost-effective option to extend the roof life.
3It avoids the massive capital outlay of a
completely new roof and has the added bonus, in
our more environmentally aware society, that roof
coatings can also add an insulating layer to the
roof and so improve the energy-efficiency of the
building. This can potentially reduce the heating
and/or air-conditioning costs associated with
running the building.
4Industrial roof coatings are used for a variety
of reasons in addition to extending the life of
the roof.
5The right type of roof coating can not only
repair cracks and leaks in the roof but can also
reduce the amount of contraction and expansion
due to temperature variations in the future.
6This can minimize the risk of future leaks and
other damage. In the case of industrial metal
roofing a coating can also halt any corrosion or
prevent it from occurring in the first place.
7 As with all roofs extreme weather conditions and
variations over a long period of time will reduce
the effectiveness of the waterproofing and the
insulation. The twin vagaries of our weather mean
roofs are subjected to too much sunlight (which
causes cracks to appear) and, conversely, too
much rain (which will seep into the cracks and
cause leaking). So the weather will eventually
take its toll on every roof and the effectiveness
and protection that the roof provides.
8In the case of asbestos roofs there are serious
safety issues and concerns that must be
addressed. There are safety issues both for the
roofing contractors as well as the employees
working in the commercial premises.
9 Any roof coating used on an asbestos roof must
be able to bond any part of the asbestos roof
that has become damaged and broken down into
loose asbestos fibers and encapsulate those
fibers to prevent them leaking into the
surrounding environment.
10Extending the life of an industrial asbestos roof
with the use of a specialist coating such as

environmentally sound approach as it eliminates
the need to remove the roof and transport it to
an appropriate waste site and also eliminates the
need to produce a new, replacement roof with all
the energy and transportation costs associated
with doing so.

coatings also mean that the premises do not have
to be closed down, which is usually necessary for
a roof removal and complete replacement so this
will have some additional cost benefit to the
company.

14So coating damaged or leaking industrial roofing
