  • The standard maintenance of concrete structure is
essential to preserve its life and strength.
Improper care and ignorance to small defects may
lead to major or permanent damage to the
    structure. Various maintenance routines and
techniques are practiced widely to avoid such
repercussions. If in case such routines are not
    followed regularly, structure may face
deterioration causing the owner to undertake
frequent repairing tasks. The causes for
occurrence of distress in a concrete structure
may be diverse. While the design failures and use
or poor quality material can be a major cause,
weather can also severe negative impact resulting
to damage. In such situations, refurbishment of
the distressed structure should be undertaken to
    restore its strength and life.

Causes for Distressed Structures
  • Identification of core issues within a structure
requires immediate repair and rehabilitation of
structures such that it can be carried out
successfully, and can help undertakers achieve
utmost results. Some of the main causes of
failure which needs to be observed by structure
    owner have been listed below
  • 1. Issues with calculated and measured designs
    of the structure.
  • 2. Improper construction or use of poor quality
    material.
  • 3. Poor maintenance or no maintenance causing
    fungus.
  • 4. Factors such as moisture and constant
exposure to water causing cracking of concrete or
erosion or metal bars and plates for structures
    like bridges, dams and canals.

4
  • 5. Earthquakes, cyclones, fires, floods and
other such natural disasters.6. Chemical attack
in and around places like industries and
factories.7. Aging of the structure itself.
  • Once the correct cause, nature and extent of the
distress are identified, a suitable technique can
be applied to restore the structure to its former
glory. A proper diagnosis helps to chalk out
    perfect repair implementation plan for
refurbishment of building that too within right
    time.

Material Used for Repair
  • There are several materials that can be used as
repairing procedures. Cement is the key material
used for repair work. Variations of cement such
as cement concrete or cement grouts can be used
for specific tasks by either applying a thick
paste type mixture for construction or filling in
large cracks or spraying cement using high
pressure nozzles for the portions with fine
cracks. The other material used is resin. This is
usually used to help the structure with the
properties such as strength, better and quicker
adhesion, resistance to chemical attacks as well
    as repairing eroded structures.

  • Techniques Used for Refurbishment While taking
up structural repair, the requirement of
structure needs to be studied carefully so that
repair work yields a long term solution. The
refurbishment may involve repairing of small or
major part of the structure or replacing part or
whole of the structure. The repairing techniques
may be categorised according to the extent of the
damage done1. Repairing cracks in walls,
    pillars, slabs, frames, etc.2. Surface
treatment by repairing slabs or ceiling for
issues such as cracks and seepage.

7
  • 3. Removal and rebuilding of damage part
renovation of a structure for implementation of
new features or rebuilding of damaged walls,
    pillars and frames.4. Providing reinforcement
to the structure by building new pillars.5.
Applying solutions for protection from chemicals,
    fungus and moisture.
