    investor and their immediate family instant
    five-year residence as well as unlimited travel
    inside the Schengen Zone.

  • Real estate investment - The investor must
    purchase real estate worth at least 250,000 EUR.
    The property must be owned by an individual or a
    legal entity based in Greece or anywhere in the
    European Union. They can choose to rent out their
    property once they've acquired it. A residential

    investment choice to be one of the most

  • Signing a 10-year lease agreement An investor
    can lease a hotel or furnished tourist

    to the lease's 10-year term.

    have built a structure on the plot of land. At
    least 250,000 EUR should be spent on the plot and
    building.
  • Possessing real estate in Greece, with a minimum
    value of 250,000 EUR, obtained through intestate
    succession, will, or parental concession.
  • A timeshare contract must be signed for a minimum
    of 250,000 EUR. A single upfront payment is
    required by the applicant.
  • Being the owner of real estate in Greece who has
    purchased the property prior to the enactment of
    Law 4146/2013 on the Greek Permanent Residence
    Permit Scheme the property acquired must be
    worth at least 250,000 EUR, or the current
    property value of the property must be at least
    250,000 EUR.

    your family, such as your spouse, unmarried
    children under the age of 21, and dependant
    parents of you or your spouse. Your child may be
    included in the Golden Visa application if they
    are between the ages of 21 and 24 and are
    enrolled in school or college. 
  • You do not have to stay in Greece to renew your
    residence visa. However, you must provide proof
    of ownership of the real estate property or a
    formal declaration from the required
    representatives that the investment is still
    operational in order to renew your residence
    permit.
  • You can become a Greek citizen by investing in
    Greece and obtaining a Golden Visa. You cannot
    apply for Greek citizenship without first
    residing in the country and paying taxes, unlike
    residency. It is important to reside in Greece
    for at least seven years before applying for
    citizenship. You must also be able to show that
    you have links to the country and that you have a
    basic grasp of Greek culture and language.
