  • Whether youre undergoing a commercial or
    residential construction project, its imperative
    that you work with a general contractor whom you
    can not only trust, but communicate effectively
    with. The better the relationship between you and
    your general contractor, the better the chances
    of the project being carried out successfully
    i.e., within budget, on time and to an
    appropriate standard.
  • But how exactly do you create a professional but
    trusting relationship with your chosen general
    contractor?
  • The following principles are essential to
    building a good, trusting relationship with your
    general contractor, and if youre missing even
    one of them, it might be time to begin your
    search elsewhere

  • Good communication not only means being able to
    talk to your general contractor whenever you need
    to about the construction project, but being able
    to talk openly and honestly. While your
    relationship need not stray into personal
    territory (unless you so wish, and if so, its
    wise to exercise an element of caution as to how
    much of your personal life you share with them!),
    you do need to be able to talk honestly with them
    about your expectations, concerns and goals, and
    what you say should be taken seriously, and where
    appropriate, acted upon, by your general
    contractor.

    communication you prefer to be contacted by, such
    as by telephone or email, and stress how often
    you would like regular contact to take place.
    This can help avoid any crossed wires as the
    project progresses.

  • Your general contractor needs to understand
    exactly what you expect from the project
    throughout, and once completed, and you most
    certainly need to both be on the same page when
    it comes to pricing, terms and a timeline. One
    way of ensuring that certain requirements and
    expectations are met by your general contractor,
    is to have a written contract that assures full
    disclosure to both parties, and helps to foster
    trust throughout the project.

  • Nothing good in this world comes for free, and
    when it comes to a construction project, rarely
    does cut priced work equate to a quality project.
    While some general contractors may offer you rock
    bottom prices, this probably means that theyre
    going to have to cut corners somewhere in the
    project, whether it be on the quality of the
    materials or the standard of work. That said,
    its important that your chosen contractor is
    honest with you about their pricing and if they
    need to charge more for something, they must be
    able to justify it.

  • You dont need to trust your general contractor
    with your life, but you do need to be able to
    trust them with your money, and as such, its
    important that you feel comfortable dealing with
    them, and can rely on the quality of their work
    and the materials they use. If any alarm bells
    start ringing before you sign a contract with a
    general contractor, simply back out and find an
    alternative company to work with.
