• If youre a Condo owner or a Co-Op owner, you may
  be thinking about renovating your apartment. In
  this post, well take a look at apartment
  renovation design tips and how to finish a
  renovation.
• Removing the walls
• Dont be afraid to remove a few walls. It can
  open up a room and make it bigger. Sometimes you
  can leave most or all of the walls up and the
  apartment works perfectly. Sometimes you have to
  remove all the walls to get the layout you want.
  Removing walls is a big deal, so make sure you
  get an architect to approve it.

• Raise the ceiling
• If your apartment has a drop ceiling or a
  suspended ceiling, you might be able to lift the
  ceiling. In the image below, we show an
  industrial apartment where we lifted a suspended
  ceiling from the apartment. This raised the
  height of the entryway, but also revealed the
  utilities. Raising the ceiling in an apartment
  will not always work. You must consider the
  structure and piping.

• Opening the kitchen
• Kitchens in many old buildings are small and
  almost always have walls on all sides. Nowadays,
  people like to open the kitchen and the kitchen
  often becomes the focal point of the entire
  apartment. I believe that today people spend a
  much higher percentage of the overall renovation
  budget on kitchen renovation than they did in the
  past. Kitchen designs are much more attractive
  now and are much more important to the apartment
  owner.
• An open kitchen will open up the space and make
  it feel larger. If your kitchen is open, youll
  want to pay more attention and maybe more budget
  to the kitchen design because it will be visible.

• Closet design is equally important
• Due to the importance of closets, it is important
  to ensure that you have sufficient closets when
  planning your apartment renovation. You may wish
  to consider built in closets, custom designed and
  constructed closets, or working with closet
  manufacturers.

• Know your design service provider
• Once youve hired a professional architect or
  contractor, its important to know what services
  are included and what arent. One of my favourite
  questions is, What services are included in your
  apartment renovation? You want to know what
  services your architect is and isnt including.
  For example, does your architect include finish
  drawings that specify all the materials and
  products youre going to use? Does your architect
  include plans for electrical and lighting? Do you
  want to know if your architect will do site
  visits? And if so, how many? Architectural
  renovations are complex and not all architects
  and contractors include the same services in
  their pricing.

• Plan your furniture
• One of the first things you need to consider is
  your furniture. When we work with our clients, we
  often take the exact measurements of the
  furniture that they want and mark it off on the
  floor plans. This way, you know exactly how much
  room you will have to work with. You can also use
  a piece of tape to lay the furniture out on the
  floor. You can do this before you buy the
  furniture. Just make sure you use tape that wont
  stick too much to the floor finish.
