  • BIM Definition
  • Building Information Modeling covers geometry,
    spatial relationships, geographic information,
    quantities and properties of all building
    components. BIM can be used to demonstrate the
    entire building life cycle including the
    processes of construction and facility operation.
    Quantities and shared properties of materials can
    easily be extracted. Scopes of work can be
    isolated and defined. Systems, assemblies, and
    sequences are able to be shown in a relative
    scale with the entire facility or group of
    facilities.

The ideal BIM project would see all consultants
working together on a single model (from concept
through life cycle of building), analyzing and
refining the model for real world performance.
Note that this statement is the IDEAL. We are
currently striving to get to this point.
  • When we, as the mechanical subcontractor, get
    actively involved in the process, we take the 2D
    Construction Documents we receive from the
    Engineer and our Detailing Department models the
    Duct and Plumbing in 3D. If the architectural
    and structural is not supplied in 3D format then
    we can and do draw those as well so the
    coordination process proceeds.

  • We use the 3D drawings as the basis for our
    coordination model and work with the GC, owners,
    architects, engineers and other crafts to perform
    scheduled coordination meetings. We continually
    transfer information and updated drawings back
    and forth until all foreseeable conflicts are
    resolved. We use the completely resolved model
    for manufacturing, shop drawings and
    prefabrication.

  • We then release our hanger drawings to the
    field and the duct/pipe to our fabrication shop.
  • The software we use is interoperable so that we
    are able to transfer the model from the detailing
    group to the coordination process and then
    directly to the fab shop via cad/cam.
  • Our shop is automated and all of our 3D drawings,
    details and specs are downloaded directly into
    the cutting systems and coil line for production.

  • A percentage of our duct and pipe is
    pre-assembled prior to shipping. It is bar coded
    and scanned for auditing, tracking and for
    as-built purposes. It is then shipped to the
    jobsite for erection.
