HVAC/R System.
  • Operating history of a system.
  • Catching repairs when they are minor.
  • Reducing the amount of major breakdowns.
  • Keeping system efficiencies to the highest level
    possible.
  • Overall, having the information needed to know
    when a system should be replaced.

Operating History of a System.
  • Having an operating history of any HVAC/R system
    is necessary because as a system gets older, more
    parts will fail. If a part fails more than once,
    this information could help the service
    technician get a thorough understanding of a
    possible on-going problem and will assist them in
    making the correct repair. Normally this type of
    problem would arise on an older system or, a
    system that has not been installed properly.

Catching Repairs When They Are Minor.
  • By having a regularly scheduled maintenance
    program in place, a system is inspected at least
    twice a year. This allows the technician to
    inspect the operation of the system under
    different conditions and check its performance.
    If the system has electrical problems, for
    example, pitted contacts on a compressor
    contactor, or a relay that is chattering or
    humming excessively. These replacement parts are
    very inexpensive as opposed to the cost of a
    compressor or fan motor.

Reducing the Amount of Major Breakdowns.
  • By maintaining an HVAC system, it will reduce the
    amount of major breakdowns, however It will not
    eliminate them. Making repairs to a system when
    they are minor, will save large expenses in two
    ways.
  • 1.The out of pocket expenses or capital
    outlay.
  • 2. System down time.
  • This is especially important in factories and
    office buildings where heating, ventilation and
    air conditioning is crucial to the businesss
    operation.

Keeping System Efficiencies to Their Highest
Possible Level.
  • Although changing air filters regularly will keep
    the system air flow correct and clean, it alone
    isnt enough. A thorough inspection needs to be
    performed at least twice a year. An inspection
    should include
  • Refrigerant pressure test.
  • Amp draws on all motors and controls.
  • Superheat test on the refrigerant circuits.

System Efficiencies Continued
  • Evaporator washing (if needed).
  • Condenser pressure washing at least once a
    year. (Generally in the spring).
  • Electrical inspection of control wiring and motor
    wiring.
  • Temperature control test to assure accuracy.
  • Overall physical inspection of the system to
    assure there are no loose panels etc.

Having the Necessary Information
  • When a good preventative maintenance plan is in
    place, you will have the information you need
    when the time comes to replace the system. This,
    more often than not, will avoid any unexpected
    cost, giving you time to budget for, and properly
    select the replacement system.
