The Always-On Roof Monitoring and Leak
Detection Systems

  • German-based manufacturer
  • Primary patent holder and developer of leak
    monitoring and detection products

3
SMARTEX ROOF MONITORING AND LEAK LOCATION SYSTEMS
  • Green roofs
  • Plaza Decks
  • Solar roofs
  • Sloped or Flat roofs
  • Waterproofing

4
  • Material compatibility with the SMARTEX system
  • Progeo checks all roofing and waterproofing
membranes proposed to be used over the SMARTEX
system so that there are no conductivity issues.
To date, certain PVC and EPDM membranes cannot be
used, as they produce false positive signals for
leakage. Check with us to get the latest
    information on these compatibilities.

10
COMPONENTS OF SMARTEX LEAK MONITORING
AND LOCATION SYSTEM
11
COMPONENT 1
TYPICAL SENSOR AND CABLE FOR COLD APPLICATIONS
(ELASTOMERIC ROOFING). ALL SENSOR AND CABLE
ASSEMBLIES ARE PREFABRICATED FOR EACH
INDIVIDUAL PROJECT
12
COMPONENT 1A TYPICAL SENSOR CABLE FOR HOT
APPLICATIONS (BOTH MOPPED AND ROLLED BITUMINOUS
MEMBRANES)
13
COMPONENT 2 CONDUCTIVE FELT IS APPLIED OVER
THE SENSOR GRID
14
COMPONENT 3 INJECTOR ELECTRODE PLACED ON TOP
OF THE MEMBRANE SYSTEM TO GENERATE THE TEST
SIGNAL OVER THE SURFACE OF THE MEMBRANE.

20
LOCATE AND SECURE ALL SENSORS IN GRID ACCORDING
TO PLAN
21
TAPE OR FASTEN SENSORS TO DECK, INSULATION OR
OTHER NON-CONDUCTIVE SUBSTRATE
22
SMARTEX CAN BE APPLIED TO SLOPING DECKS
23
OVERLAY SENSORS WITH CONDUCTIVE FELT
24
USE NON-CONDUCTIVE FASTENER ASSEMBLIES WHEN IN
CONTACT WITH THE SMARTEX SYSTEM
25
INSULATED FASTENERS SECURE ROOFING TO DECK
THROUGH CONDUCTIVE FELT
26
ALL ROOF PENETRATIONS MUST BE INSULATED OR
NON-CONDUCTIVE
27
INSTALL ROOFING OVER SMARTEX ASSEMBLY (ELASTOMERIC
ROOFING)
28
MODIFIED BITUMINOUS ROOFING
29
SMARTEX APPLIED UNDER 2 PLY MODIFIED BITUMEN
SYSTEM
30
HAND TEST FOR CONDITION OF SENSORS
THE HAND TEST IDENTIFIES ANY DAMAGE TO THE CABLE
OR SENSOR AND LOCATES THE DAMAGE. THE CABLE IS
REPAIRED USING STANDARD ELECTRICAL
REPAIR TECHNIQUES.

INSTALLATION IN 1999.
43
SMARTEX CANNOT PREVENT THIS ABUSE BUT IT CAN
DETECT THE DAMAGE THAT OCCURS
44
LOCATING A LEAK IN A ROOF COVERED BY SOIL OR
PLAZA MATERIALS WITHOUT SMARTEX
45
TOO EXPENSIVE TO LOCATE AND REPAIR THE LEAKS
NOWWED HAVE TO TEAR UP THE WHOLE THING.

MEASURES TAKEN TO ASSURE A QUALITY INSTALLATION
  • Full Time Inspection of Installation
  • Vacuum Check all Seams
  • Multiple Sweep and Inspect

WHAT THE BMW WORLD PROJECT TEACHES US
  • Even with Top Quality installation and
    inspection, subsequent construction phase damage
    resulting in leakage can occur.
  • Locating leaks would have been the real challenge
    without SMARTEX.
  • Ensuring that future leaks from maintenance of
all the structures on the roof (and other causes
of membrane damage) are immediately identified
and located IS the SMARTEX promise.
