Social Activity
  • A big thank you to Cindy Poe for organizing the
    block party
  • We have some events planned for the year and the
    social committee Laurie Branum, April Gagnon,
    Cindy Poe, Bobby Carey, Heidi Kramer and others
    will be keeping us informed.
  • Summer ice cream social
  • Fall Association Party at the cul-de-sac.
  • BBQ/pool party at Dans house
  • We need volunteers to help organize events!

Landscaping
  • We continue  to use Great American landscaping
    and I see that many neighbors are also using
    Daniel
  •  
  • Considering  the drought  our property is looking
    good
  •  
  • The sprinkler is turned off and the plants are
    holding  their on!!!
  •  
  • We are considering  adding outdoor lighting on
    the gazebo path and installing a light in the
    gazebo
  •

The Lake
  • Is at full pool and we just received a very
    positive report back from Aquascapes as to the
    health of the pond
  •  
  • An engineer  looked at the property and his
    opinion was there is not erosion, just a symptom
    of the drought
  •  
  • The duck population seems to have leveled off and
    there were no reported issues
  •  
  • The fish we put in the pond are starting  to
    mature
  •  
  • Remember our pond is catch and release
  •  
  • No major issues with the fountain
  •  
  • One bubbler is not working and the repair work is
    in process

Friendly Reminders
  • Elimination solicitors will be a neighborhood
    effort

Architectural Control Covenants
  • MAINTENANCE, REPAIR AND REPLACEMENT
  • Section 1. Lot Owners Responsibility. All Lots,
    together with all improvements located thereon,
    shall be maintained in a neat, attractive and
    safe condition by their respective Owners in
    compliance with all applicable governmental rules
    and regulations and all rules and regulations set
    or prescribed from time to time by the Board of
    Directors of the Association of the Architectural
    Control Committee, as herein elsewhere more fully
    provided, such maintenance shall include, but
    shall not be limited to, painting, repairing,
    replacing and caring for roofs, gutters,
    downspouts, building surfaces, driveways, trees,
    grass, shrubs, walks and all other exterior
    improvements, systems and facilities exclusive of
    those matters which are the responsibility of the
    Association. It shall be the responsibility of
    the Lot Owner to perform said maintenance by such
    manner so as not to unreasonably disturb other
    Owners.
  • To the extent that there are common driveways,
    and access ways within the Development serving
    more than one Lot, the maintenance and repair of
    such common driveways or access ways shall be
    allocated as follows
  • (a) If the repair and/or maintenance is needed at
    the entrance area of the common driveways or
    access way leading to all of the Lots served by
    such common driveway or access way, Owners of all
    such Lots served by said common driveway or
    access way, the maintenance and/or repair shall
    be the responsibility of the Owners of all of
    such Lots served by said common driveway or
    access way, with the cost thereof divided equally
    among the Owners served.
  • (b) If the repair and/or maintenance is needed at
    a point in the common driveway or access way that
    only leads to or serves certain Lots, the
    maintenance and/or repair shall be the
    responsibility Owners of the Lots, served, with
    the cost thereof being divided equally between
    said Owners. If any Lot Owners fails or refuses
    to maintain and/or repair the common driveways or
    access ways as aforesaid, the Association shall
    have the right, but, not the obligation, to
    perform such maintenance or repair and assess the
    defaulting Owner for the cost thereof pursuant to
    Article IX hereof. In the event dispute arises as
    to the responsibility or cost of such maintenance
    arid repair, the Association shall have the
    absolute right in its sole discretion, to make
    the decision as to who is responsible for such
    maintenance and repair, and the cost thereof,
    which decision shall be binding upon all of the
    Lot Owners affected thereby.

Potential Expenditures

  • Additional Landscaping - Once the drought is
    over more landscaping  around  the gazebo and
    more elaborate landscaping at the front entrance
  • Gazebo fence painting/staining
  • Extending the concrete path that connects Cortez
    and Wayside
  • Special thanks to Dan and Lee Ann Asbury for
    installing night lamps for those who run/walk
    when there is little light
