• Overcome development constraints at 66 acre tract
  at key location (at interchange between I-55/70
  I-255)
• Created contiguity with TIF Area No. 1
• More comprehensive zoning application (not just
  industrial jobs)

• Rezoning to BP-4 permits industrial as well as
  other employment intensive uses (such as office)
• TIF fund transfer from TIF No. 1 to help
  jump-start the IPCA TIF
• Proposed development includes a private business
