- CurtinCo have been appointed by Suffolk County
Council and Redrow Homes to undertake the
community consultation in relation to Chilton
Woods. - We are NOT seeking to replicate the entire
consultation process again. - We ARE seeking to build upon previous
consultation.
3Background of Development
- Principle of development at Chilton Woods is not
a new one. - Given the generally rural nature of much of
Babergh District, most identified growth will
occur at Sudbury. - Planned extensions to existing urban areas are
likely to provide the most sustainable option. - It has been identified that smaller growth may
occur in Hadleigh - Chilton Woods was first allocated in the
Councils Second Deposit Draft Local Plan (May
2003) which was subsequently adopted.
4Policy Requirments
- Set out in CP01 of Baberghs Local Plan
- 2 key objectives
- To accommodate a major proportion of the Babergh
Districts housing and employment growth needs
during the Local Plan Period. - To create an integrated, high-quality and
sustainable mixed-use development that maximises
the physical, economic and social benefits for
Sudbury and Great Cornard. - There is a clear evidence base for the demand for
new housing and employment land.
5Ashwells Scheme
- Ashwells had previously been the preferred
development partner. - A substantial amount of community consultation
was undertaken.

7Community Benefits
- New Community Centre
- Flexible provisions for community use, including
possible office space for Chilton Parish. - Substantial open, green space,
- Including the Community Woodland
- County Wildlife Site.
- New playing fields and sports provision
- Provision for a new school
- Provision of affordable housing
8Community Woodland
- Policy CP01 sets out the intention for this to be
owned and managed by a community group. - There will be diversity with a mix of small
meadows, glades, wildlife areas and trees and
shrub planting. - Any new trees or shrubs will be of an indigenous
species. - A major landscape feature that will provide a
buffer against further encroachment.
9Access
- Currently, it is proposed to have 2 vehicular
access points. - There will also be 6 additional access points for
pedestrians, cyclists and public transport. - Proposed masterplan has been designed to
encourage transport via foot or public transport. - 5 min rule ensuring all immediate services
are within walking distance.
