What Exactly is the WELL Institute?
An Indoor Air Quality (IAQ) Management plan
monitors and maintains the safety of a buildings
interior ambient air environment, mitigating
risks such as mould, moisture, aerosolized
chemicals, airborne dust, nuisance odours, and
other contaminants to ensure continuous clean
air. Indoor environmental quality (IEQ)
management programmers provide practical and
cost-effective solutions to complex IEQ issues.
Other pollutants found in office buildings,
apartment complexes, community centres,
educational institutions, and other places
include dust, chemical agents, asbestos, and
volatile organic compounds (VOCs). A
comprehensive IAQ plan is the first step toward
preventing and mitigating these issues.

Common Indoor Air Quality Contaminants
Construction, renovation, the installation of new
furniture or carpet, other building products
(drywall, paints, and so on), and the use of new
chemical cleaning products are just a few
examples of potential activities that can have a
negative impact on indoor air quality.
Aerosolized dust, VOCs, asbestos fibres, and
other hazards may result from these actions. Some
electronic appliances, such as printers and
office equipment, emit low levels of ozone,
which, if not properly ventilated, can become
harmful or cause adverse health
effects. Plumbing for kitchens, bathrooms, and
emergency fire suppression sprinkler systems can
leak without routine interior building
inspections, causing moisture intrusion and the
potential for mould growth. Landscape sprinkler
systems, windows, building sill plate
foundations, and roofs are all included in
exterior building inspections. Furthermore,
bathroom facility drains and sinks can be a
source of hydrogen sulphide, a sulfuric gas that
smells like rotten eggs and can be harmful to
health in high concentrations.

During the COVID-19 pandemic, more employees are
working from home, resulting in vacant buildings
that may not be properly monitored for potential
IAQ issues. Building water systems that have been
left stagnant for an extended period of time have
the potential to accumulate Legionella bacteria,
which can cause mild to severe respiratory
illness in susceptible individuals when the
buildings are reoccupied. HVAC air filtration
systems in need of maintenance or repair are
another potential source of poor IAQ during
building closures. To reduce contaminated indoor
air, air filters should be replaced and upgraded
to higher filtration efficiency. When HVAC
ductwork or above-ceiling plenum systems are
restarted, settled dust in the ductwork or
above-ceiling plenum systems may have an impact
on indoor air quality. Chemical contaminants from
cleaning products or improperly stored chemicals
can also pollute indoor air. Inspection of HVAC
systems, airflow, building water systems, and
other building components and factors that can
impact the indoor environment are all part of a
comprehensive IAQ management plan. Property
managers should conduct IAQ assessments on a
monthly to the quarterly basis for the best
results.
