My views on how affordable housing can be
achieved in Africa Challenges
  • Very stringent conditions that need to be
    customized to suit local conditions and policies
    e.g. generic collaterals like land titles,
    government guarantees and others
  • Thanks to the establishment of Rwanda Housing
    bank, which should be used by multinational
    lenders to leverage financial resources. And
    because it is local, it is parternering with
    developers to make an impact.
  • But intermediaries can at times make resources
    unaffordable as they try to make a profit.

  • Inadequate development of infrastructure and
    other basic facilities e.g. sewerage disposal
    systems, roads and portable water in some densely
    populated areas
  • It is therefore important that in providing the
    above infrastructures, initiatives like public
    private partnerships may be explored their
    complimentary strengths can yield sustainable
    housing out comes.

  • Rising costs of building materials due to global
    factors e.g. steel, which is a basic raw material
    in building construction.
  • Research into use of locally available raw
    materials like stones and the different types of
    rocks should be made a priority, otherwise
    affordability of housing may not be sustainable.
  • Thanks to the initiatives of Kigali Institute of
    Science and Technology (KIST) in venturing into
    this kind of research. Such projects should be
    supported by both the public and private sector
    stakeholders.

  • Lack of awareness about where and how to get
    financial resources by most developers, due to
    absence of financial institutions in many parts
    of Africa.
  • The likes of RHB and others on the continent will
    certainly need to increase their awareness
    campaigns in order to bridge the existing
    awareness gaps
