Pertinent Issues
  • Southern San Pedro Area Plan designates area as
    Rural density Residential land use
  • Most of property lies within Flood Zone A
  • Property has a recorded Conservation Easement
    (CE) which limits development and retains the
    land for wildlife habitat, watershed values,
    educational purposes and limited agriculture
  • Per CE, existing house was demolished and all
    development rights terminated no transfer of
    development rights permitted
  • Per CE, land is effectively open space and
    watershed protection
