- Newtown is a suburban area on the fringes of a
small - city in the UK.
- Newtown has been growing in size for a number of
- years.
- There is a shortage of houses in the area.
3A New Housing Development
An old paint factory has been demolished in
Newtown. A brownfield site has been cleared to
make way for a small number of new homes. The
local authority are keen to encourage new
housing developments.
4Newco
Newco Homes is a developer a company who
build houses. Newco has won the contract to put
up new homes on the former factory site in
Newtown. The site has been cleared and everything
is ready
5Your Role
So, what happens next? Planning, building and
selling houses takes time, money and know-how.
First of all, there is the question of what type
of houses should be built? As part of this
project, you are going to decide this and other
key questions. You are going to do this by
taking on the role of Newco Homes.
6What Do Developers Do?
If you are going to help create a successful
new housing development you will need to know
more about the jobs that house builders do. To
help with this, the presentation will now focus
on the roles of three people from Redrow an
award winning national house builder.

- to deal with the different aspects of house

- Construction
8The Marketing Manager
Josie Jones is a Marketing Manager at Redrow.
Her role is to help sell new homes by promotion
and advertising.

- Josies work includes
- Advertising - deciding how to promote the
companys homes. - Creating point of sale (POS) literature -
including house details to give to customers
(point of sale literature can be leaflets,
brochures and any other literature that customers
can take away with them). - Keeping a database of customers and enquirers
used for mailing brochures etc. -
- Running the corporate website.

- Organising signage (signs) - on and around the
development. - Managing customer surveys (to monitor the service
received by the customer from the house builder).
11The Planning Manager
Ben Davies is a planning manager at Redrow. His
role is to negotiate site plans with local
authorities and to resolve community and
environmental issues.

- Bens work includes
- Assess potential sites for new developments.
- Create site plans.
- Deal with any environmental and community issues
raised by local authorities. - Draw house designs based on market research and
planning restrictions.

- Work with planning officers from the local
authority so that all plans meet government
standards. - Provide information for the marketing and
construction departments.
14The Construction Manager
Thomas Deer is a construction manager at Redrow.
His role is to lead the construction of houses
and manage the build programme.

- Thomass work includes
- Plan the construction of the development.
- Make sure key dates are met and a schedule is
followed, this is known as the build programme. - Research new materials and find ways to improve
energy efficiency. - Appoint sub-contractors and suppliers.
- Check that on-site health and safety procedures
are being followed.

- Ensure the right materials are used for the job.
- Monitor construction progress.

customers for these new houses? Newco has carried
out some important market research to answer this
question.

survey - which revealed that there is a high demand for

- Young couples (aged from 24-32).
