  • Currently, they view their principle customers as
    the Park Owners
  • Need for Paradigm Shift
  • Deliveries down in Nationwide by 49
  • Rents in Senior Parks increased from 20 to 75
    from 2004 2008, similar amounts expected in
    family parks
  • 11.5 increase in CPI over same time period
  • Apartment rents increased roughly 15 over the
    same time period

  • Park owners have priced themselves out from
    competition with the homebuyers market
  • Interest rates on manufactured homes are higher
    than conventional homes
  • Month-to-month rental agreements do not provide
    conventional banks the incentive to lend on homes
    in parks

Why Should You Form Your Own Homeowners
Association
  • You cannot do it yourself!
  • You are not an expert in everything!
  • Park owners and decision makers are more apt to
    listen to an organized group of homeowners than
    individuals
  • It can be a place where information and ideas are
    exchanged
  • It can be a place where people can voice their
    concerns without fear of retaliation
  • It makes your community visible
  • It can build a sense of community within the park

How to Form An Association
  • Find a small group of homeowners interested in
    forming an association
  • From that group organize into an ad-hoc
    committee
  • Survey the community
  • Hold a social event
  • Hold an organizing meeting

Organizing Meeting(s)
  • Define Mission
  • Elect temporary officers
  • Suggest you invite state association
    representative to speak if you have one if
    not a local elected official
  • Provide community opportunity to air complaints

Temporary Officer Duties
  • Write Bylaws (MHOAA has a set of sample bylaws on
    the website)
  • Serve as nominating committee for future officers
    under bylaws
  • Prepare and submit articles of incorporation to
    state (MHOAA has a sample for you to use on its
    website)
  • Coordinate with state association if you have one
  • Schedule general meeting

  • Approve bylaws
  • Elect permanent officers for specified terms
  • Register as a non-profit corporation with the
    state
  • Celebrate!

  • Negotiate with park manager or owner to resolve
    community issues
  • Help pass legislation on the state and local
    level to protect homeowners
  • Host a community-wide clean up day
  • Purchase the community
  • Have a regular newsletter
  • Host community garage sales
  • Organize voter turnout for elections
  • Hold educational seminars
  • Hold accountability sessions with public
    officials
  • Host community celebrations and social events
  • You are limited by your own imagination
