SELLING TIPS
- Sellers and the agent need to sign a
representation contract and the Hm Metro Realty
Listing Agreement before any assessment may be
started. - In the contract, the agent will ask the sellers
for a listing agents commission as well as to
post a reasonable co-op commission in the listing
(MLS) to be paid by the sellers if and when
buyers are represented by a sales agent. - Sellers need to understand that if they are not
committed in the listing with buyers agent co-op
fees or, if the co-op fee is unreasonable small,
there will be less chance to obtain high buyers
traffics. Its recommend that sellers take the
Full Fiduciary Listing Packages simply because
other packages do limit marketing features, which
may not be able to obtain buyers sell the
property. - Sellers needs to understand all of the (4)
listing packages and additional listing features.
Additional fees may be required by using some of
the features. See both of the sellers service
agreement forms. - HM Metro Realty requires a non-refundable
commitment fee of 50.00, and an Administration
fee of 200.00 up-front (for Flat Fee listing) or
at closing for the 2 Fee Listing or Full
Fiduciary Listing. Payable to HM Metro Realty,

Hm Metro Realty has it own website, which any
listing may be set-up and display in the site for
all of the information pertaining to the selling
property. In the websites, the listing property
will be listed under the Listing Features pick.
Any buyers can access the website and see the
listing.
When you list your house with HM Metro Realty,
our agent are working far beyond other real
estate agent because we dont only list your
house, were promoting and marketing your house.
When you list with HM Metro Realty, well make
sure that your listing is filtered to many other
websites, as shown on the left. Any buyer or
agent may search and see your property by going
to these websites.
The enhanced listing is another tool to attract
web browser. Once the listing had been placed in
the MLS, additional works may be done to some
other sites, which the listing had been filtered
to to attract potential buyers. Just as a web
browser is scanning through the listing, our
listing will either flash, have stand out colors,
and/or unique capture notes different than other
listing. This enhancement is mainly to capture
the web browser's eyes/attention.

Hm Metro Realty is currently become affiliate
with colleagues for the benefits of all our
profession. A list of the potential brokers and
agents from other real estate company is being
created for the purpose of referencing,
collaboration, and networking. The goal for
doing such marketing will be very beneficial.
When we send the listing to other agents, they
would match with their buyers needs. Other
agents, who obtain buyer who search for property
match our listing will surely contact us for
showing. This will ensure good relationship and
may result in quick sales.
The content of the Take-One includes at least
(4) pictures, facts about the property such as,
no. of bedrooms, bathrooms, and extra rooms
besides the standard living room, kitchen, dining
room. Appliances come with the property, recent
upgrades or updates, etc. The information sheet
will be placed in the house where buyers came to
the showing may take with them. This includes
the listing agent/broker and company, contacting
information. This showing take-one is a quick,
easy set-up and design the printing will be in
black and white and include copy of the seller
disclosure agreement and the public inspection
report.
Openhouse is normally conducted by the agent to
show the property in person to all potential
buyers without having to set-up appointments with
the agent. The agent will announce the time and
places to the public and then conduct the
activities as planned. At least (1) agent
showing open house and one public open house
should be conducted within the first couple weeks
of the listing started. Feedback sheet will be
given to potential buyers and buyer agents so the
sellers and the agent may review and make
modification to the listing if they feel needed.

The benefits of having a professional sign
install in front of the property is a good
promotion for the real estate company. It also
let the passing by people to know that the
property is for sale. The sign also help identify
contact phone and possible an information box
where potential buyers who drive by may stop and
pick-up a copy of the propertys brochure or
flyer. Although, there are also other negative
impact to the property. The sign could invite
unwanted guess or perpetrators to the property
especially for vacant property. A good common
sense whether a sign should be put-up is the
decision of the sellers.
The box on top of the yard sign is the drive By
Take-One Information box. One page flyer will
be placed inside the box for anyone that are
driving by, saw the "For Sale" sign, and if they
are interested in the property, they will pickup
a flyer and make call to us. Buyers, who work
with an agent is usually call to set-up showing
from the use of the MLS listing. Ordinary buyers
or buyers alone may be more likely to drive by
and call us directly.
Listing is the same as placing a listing in the
basket with thousand others. Marketing and
advertising is to bring the listing out of the
basket and into the eyes of the buyers. Creating
a pamphlet or a binder for the potential buyers
is one way to market the listing. Its to the
best interest of the sellers and the agent to
give as much information as possible of the
listing to the public. In the MLS listing,
buyers agent may see the pertinent information
but they dont see other additional benefits such
as, school, parks, showing areas, highway and
access, recreational areas, community
organization, government offices, churches, crime
rates and history, future developments, etc.

This flyer will give the listing prices, address,
MLS no., and incentives, facts, and benefits of
the property. This is only a one side printing.
The agent may pin the brochure around display
boards in stores, businesses, and community
centers. The flyer would has the listing agent,
company name, and contact phone as tear out for
interested buyers to call back.
The best way to relay messages to newspaper
readers is to have the ad as big as possible and
have separate distinctive colors. The more
information of the property is the better eye
catching. Yet, bigger ad cost more, more color
also cost more, and the longer the ad has to run
will cost more as well. This is where the sellers
and the agent need to decide how much they could
afford to advertise.
When discussion with the sellers, do ask them to
offer incentives for buyers. The more incentives
the sellers can offers to the buyers increase the
chance to get the property sell and sell sooner.
Some of the incentives may be offer to pay for
part of the buyers closing costs, offer to buy
discount point, offer to pay for the property tax
for the entire years, etc. If the sellers are
willing to put-up some type of incentives for the
buyers, they should be mentioned in the listing
and in all other type of marketing. These
incentives attract buyers who do not want to pay
so much for down payment and/or closing costs.
Some of the incentives may be offer allowances
such as carpet allowances, tell the buyers new
paint, new furnace, new water heater, new or
fairly new roof, offer cash allowances for old
carpet, home warranty insurance, etc. This
incentives may make the buyers to feel they are
getting a little more than just the property
itself.

Selling agent fees is also an important
incentive. Many agents will do their best for
their buyer to buy a property, which they can
obtain most benefits from it. By offering
additional bonus on top of the selling fee and/or
higher rate for the Selling Fee surely increase
buyer showings. Buyer agent tend to shy away from
property, which posts smaller revenue for the
selling fees.
Creating the property own website is an
additional marketing tool for the property. The
site will have numerous of photos, link to a
preferred loan officer, and incentives, which the
sellers are willing to offer to the buyers and/or
buyer agent. Anything the sellers feel may
benefit the buyer in buying this property
including numerous of photo are in the websites.
Virtual tour is another tool to attract web
browser. Once the listing had been placed in the
MLS, with www.HmMetro.com, and with the property
website, additional works may be done to create
the virtual tour to attract potential buyer. Our
goal is to make the listing catch the eyes of the
web browser to see what they need to see and hope
that the potential buyer may already made their
mind prior to visiting the property. A picture is
worth a thousand words.
The goal of feedback is to see and understand the
input from the people who had seen the property
and then how do they feel about it. You and the
sellers do need to know hows the listing? What
do potential buyers and other agents think about
the listing, the property, and ultimately what
are their recommendations. You and the sellers
need to review the listing and if both parties
agreed to a change, it should be done right away.

There are several ways to promote the listing.
One would be to advertise with the listing of
available and potential loan any buyer could
obtain within certain conditions. Sometimes, with
the listing, a line, or sentence, such as, Buy
this house with no money down and pay only
1,000.00 mortgage per month. Or, With 10
down, buy this house with 10 down and you may
pay only 800.00 per month. Others loans may
also be sellers finance, assumable, and contract
for deed.
To attract buyers, the listing agent need to
offer the rebate or the discount for the buyers,
not the sellers. This way buyers, who do not have
agent, come to the listing agent may buy the
property for less. With this option, you could
ask the sellers to help you find buyers. Perhaps
you could lower your rate if the sellers found
buyers for you.
Again, the objective of a listing is to sell
quick and for more profit to the sellers. Houses
stayed in market for a long time would
automatically tell the buyers that theres
something wrong with the listing or the property
itself. If a potential buyer wanted to buy a
house sitting in the market for a long time, the
offer could comes in with much lower price to buy
and plenty of contingencies. This is not good for
the sellers. Offering high selling fee will bring
more buyers whether by the sellers or through the
listing agent.

To list a property is easy however therere a few
things need to be done before a property may be
placed in the MLS. The MLS forms must be
completed and to complete the form, the sellers
and/or the agent may need to assess the property
by taken picture, measure all rooms, comment on
condition of the rooms and all materials used to
build the property, such as, flooring, walls,
roofing, amenities, heating/cooling, electrical,
plumbing, and drainage. Depending on the listing
option, the agent may need to work with the
sellers to complete the sellers material fact
disclosure, and possible to have a Truth-in
Housing inspection done before the property may
be listed in the MLS or place in the for sale
market. Below are most of the necessary forms

Recommendation - Review all Tax implications, Abstracts,
If a public inspection (Truth-in-Housing
inspection) is required in the city where the
selling property is located in then the
inspection must be completed and allowed by the
inspector before the property may be listed. If
the city does not require then go ahead and list
the property. If the city requires the sellers to
fix something, theyll notify the sellers in
writing. Our agent has a list of potential and
licensed inspector licensed by each of the city,
which requires all to be listed property to have
a truth-in-housing inspection done. The agent
will make contact and set-up the inspection
schedule, however, the fee will be paid by the
sellers.
Once the sellers decide to list their property
with us, our agent will do a competitive market
analyst on the property. The agent should be able
to give a range of selling price. The range the
agent give to the sellers would only be a
recommendation of what the current market value
may be. Its only an estimate. To have a better
value of the property, the sellers should obtain
and pay a licensed appraiser to do the analysis.
The sellers decided what prices should the
property be listed for.
Our agent will need to review the propertys
abstracts and determine what type of warranty
deed may be offered to potential buyers. At the
same time, the agent will also look into any
taxes implications, assessments, encroachments,
or easements, which may cause complication in the
sale. If something is known, it would be best to
resolve or have a decision make of what to do to
overcome the implications prior to listing the
property.

All buyers, alone or with an agent, will need to
set-up showing appointment through the agents
office. All potential buyers with and agent must
be accompanied by their agent during any showing.
Only the agent may be allowed to open a property
and show to their perspective buyers. All buyers
without any agent will need to be accompanied
with the listing agent or the sellers in a
showing. The lockbox may be electronic or
combination the only way for buyers to enter the
property are through their buyers agent, through
the listing agent, or through the sellers. Our
agent will provide such lock box for the listing.
Our agents are coordinating with the sellers and
keeping a good records of all the potential
buyers came to see the house. During our initial
agreement our agent will ask you when do you
prefer buyers to walk through your house. How
long would you prefer to be notified before a
showing may be scheduled. Our agent will work
with you at your best convenience times.
A listing price is an estimate of what the
property may be worth according to the current
economy and surrounding community. However, the
best way to find out whether a property is under
priced or over priced is compiling input from
buyers who walked through the property. HM Metro
Realty is implementing ways for potential buyers
to give feedback after each showing. They could
be done through our survey checklist, by phone,
by e-mail, and/or access our system and then
input their opinion in the system. Our agent will
retrieve the input/survey and consolidated into
an action plan recommend for the sellers to make
changes to the listing.
From the day the listing agreement was signed
until after the closing, the agent will updates
the sellers all tasks and activities, industry
changes, and provide consultation to the sellers
to make sure that the sellers are aware and
understood all of the procedures necessary to
complete the transaction.

Depending on the property, from time to time, HM
Metro Realty may agree to buy the property from
the seller if the property does not sell within a
designated time frame. All negotiating will be

Depending on the selling or listing packages, the
agent would be responsible to coordinate with the
county, the buyers or buyers agent, lending
institutions, closer, title company, etc. to make
sure that all tasks and activities are coming
together for the closing. The agent needs to know
the progress of all tasks and activities and will
make contact to the sellers or the responsible
party if something is being delayed or having
obstacles/road blocks toward closing.
Similar to the following-up on contingencies. Our
agent will make sure that all parties involved in
the closing are aware of the date and time and
are working directly toward the same dates. Our
agent knows the progress of all tasks,
contingencies, and all activities required to be
completed by closing date. The agent will make
sure all parties notify the agent immediately if
something is to be delayed or if more information
is needed to be furnished by the sellers.
Based on the appraisal report, sometimes the
lender may put a contingency for some fix-up on
the house before they could allow cash for the
buyer to close. Many times, these inquiries could
come to the listing agent and/or the seller
toward the last minutes before closing. Some job
may be huge, others may be small, however, our
agent will coordinate with the sellers to satisfy
the lender inquiry.
Its our best interest to represent you at the
closing. We understand how important its for us
to explain to you each form youre signing. While
going through all of the HUD-1 and other
documents, well make sure that all of your
closing costs are legitimated and meet all terms,
conditions, and according to previous agreements
between you and the buyers.

to you for your convenience.

our services well ask you to rate our services
by completing our survey form. Were asking you
to complete the form and return to us. With your
input, we may improve our services, which we hope
to serve you again in the future. The form will
be given to you at the closing. A self-stamped
envelope will also be given to you for your
convenience in returning the survey back to the
broker. Only the Hm Metro Realty broker may
review the survey.
Sellers who close their selling of their property
through Hm Metro Realty and pay up to 7
commission fee are entitled to receive cash
rebate if and when they come back and buy or sell
the same or another property with us. To qualify,
the sellers need to complete the selling or
buying of another property within (6) months from
this closing. The sellers must be the same
clients and must let the agent knows of last
transaction.

The agent will gather all of the listing forms
and will work together with the sellers to
complete them. The forms are primarily the Seller
Disclosure, Well Disclosure, Tax Implications
Disclosures, and other forms the sellers are
required to completed under the real estate
laws. To list in the MLS, the MLS Listing form
must be completed. The form contains (5) pages,
which require great deal of time to measure all
dimensions, and taken pictures.
Once all assessments and all required forms are
completed, the sellers are ready to list. The
agent will input all data information in the MLS.
Its best for the sellers to come-up with the

The agent will ask the sellers what type of
marketing promotion other than the listing in the
internet the sellers prefer the agent to do. Once
the agent determine the scope of work, the agent
will set a time schedule to do the promotion. The
agent will let the sellers know when should the
advertising may be expected to be published.
The agent will always be ready to review a
purchase offer to buy the property as soon as the
offer is submitted. The agent will help calculate
all costs and proceeds with the sellers. The
sellers will then can made decision to accept, to
counter offer back, or not to accept at all. If
more than one offer are on the table, the agent
will make comparison and define whichs better
for the sellers.
Its the agent who will make all contacts,
monitor, and verify with all involved parties
such as the sellers, closer, lender, title
company, etc., are progressively completed their
tasks according to predetermined schedules and
agreements.

The agent will make sure that all contingencies
from the buyers, the sellers, and the closer are
ready and committed to the closing dates. The
agent may verify with the sellers for all the
contingencies the sellers were supposedly to
complete before closing. The agent will be with
sellers at the closing to review and explain the
HUD-1 to the sellers and to make sure that all of
the sellers debits and credits are justified.
The agent should set another time to meet with
the sellers after the closing. This is to give
the sellers the survey package and to give some
type of token to them. Only this will ensure that
HM Metro Realtys services may be improved and
hopefully maintain client loyalty for the
future. The survey or gift item may be given to
the sellers during closing if the sellers may be
difficult to reach after the closing.
