Building structure
The dimensions of the building is 135 feet X 90
feet The area of the building is 12,150 square
feet The different parts of the building are 1)
Admissions office 2) Pool open area- adult pool,
kids pool, and spray apparatus Additional
showers located outside locker room ( for before
and after pool use.) 3) Sauna room 4)
Bathroom-girls and boys 5) Locker room with
showers- girls and boys 6) Filtration system
inside off left side of adult pool 7)

Building Specifics
  • Location On the Kogut town property
  • Property is currently under five year farming
    lease
  • Plan to build a one story brick structure
    featuring a retractable roof to be used in
    seasonal months to offset heating costs
  • Sauna
  • Spray Apparatus to attract non-swimmers and
    families

  • Kids Pool - Indoor pool 24 feet by 21 feet,

  • Spray apparatus added for non-swimmers
  • Locker Rooms- separate boys and girls locker
    rooms
  • Bathrooms- in locker rooms and adjoining pool
    area
  • Showers located both inside and outside of the
    locker rooms

Concrete Pools Pros and Cons
  • Advantages-
  • Can design any style of the pool
  • Can be cheaper initially, but may be more
    expensive to maintain and repair
  • Disadvantages-
  • Noisy equipment (such loud work can only happen
    within certain hours of the day Noise
    ordinance)
  • More time consuming- 8 week installation
  • Concrete creates a rough surface- scratches and
    scrapes
  • Acid washing required
  • Concrete pools crack at 3000 PSI (pounds per
    square inch)

Fiber Glass Pros and Cons
  • Advantages-
  • Smooth finish doesnt harbor resident algae and
    provides less opportunities for people to get
    injured
  • Makes pool cleaning easier by 90
  • Doesnt require acid washing
  • Cost less to install and maintain
  • Average time to build - 7 days
  • Electricity usage reduced
  • Fewer chemicals - 1/3 less chlorine
  • No major renovations required due to fiber glass
    durability, Fiber glass pools offer lifetime
    warranty on cracking, which occurs at 42,000 PSI
  • Disadvantages-
  • Expensive initial pool building cost

Filtration System
  • Sand Filter uses sand to trap debris and fine
    particles
  • Required replacement after 8-10 yrs
  • Easy to maintain and operate, using timer to
    regulate water filtering schedule
  • Recommended to run filter for at least 8 hrs per
    day, but best to run continuously
  • Routine cleaning regularly for filter to perform
    at optimum capacity
  • 6 hour water turnover (filtered every six hours)

Cleaning process
  • Water testing is performed using pH-Scale to
    measure acidity and alkalinity with 0strongest
    acid, 14strongest alkali, and 7pH neutral
    (desired level)
  • If pH level is too far from neutral, use pH and
    pH- chemicals to adjust water to appropriate
    level
  • Must keep pool water balanced at a neutral pH, or
    risk damage to pool and equipment
  • Calcium buildup can make water corrosive and must
    be tested regularly (at least once a year)
  • Chemicals can be dispensed using an electric
    self-propelled cleaning unit

  • Zero Depth means pool beach entry for
    accessibility by handicapped residents
  • Ramped entrance for ease of access to building
    and pool area
  • Premium parking spaces for ease of access to
    building and pool area
  • Sauna and Spray apparatus offer non-swimming
    alternative
  • One floor facility for easy accessibility to
    everyone

POOL RULES
  • Children under 10 years of age must be
    accompanied and supervised by a parent or
    competent person at least 16 years of age
  • Abusive or profane language will not be tolerated
  • There will be no rough play around the pool area
    such as dunking, riding on shoulders etc.
  • Glass bottles of any type will not be allowed
    inside the pool area no food or drinks
  • Smoking will not be permitted inside the pool
    area
  • Only person at a time will be permitted on the
    diving board or slide.
  • Employees only shall enter the lifeguard room and
    office
  • No animals will be allowed in the pool area
  • Adult Swim- Every two hours- 15 minute break
    where all kids are out of pool.

Proposed pool charges
  • East Windsor Residents-
  • 10.00 per month pool usage- Family pass- five
    people, 2.00 per person per day
  • Out of Town Residents-
  • 15.00 per month pool usage fee -Family Pass,
    five people maximum, 5.00 per person per day
  • Children under age 5, free of charge with an
    adult admission (16 yrs or older)

Vending and Kitchen Area
  • Vending machines could be a great asset to the
    center. We can stock healthy food and juice
    alternatives, promoting healthy lifestyles.
