Site description
The property is located in the Inner City of
Budapest, between Kossuth Lajos and Reáltanoda
Streets, in the heart of the city. In the area of
Kossuth Lajos street office buildings, banks,
governmental institutes, shopping malls, shops,
hotels and restaurants are representing Budapest
as a metropolis. Kossuth Lajos and the
surrounding streets are one of the busiest
districts of Budapest. Due to the central
location it is very well accessible. Both lines
of Metro (2, 3) are passing by Kossuth Lajos
street. On Károly and Museum Ringroad we can find
tramline, and further buslines in Kossuth Lajos

The referred real estates are located in the
Kossuth Lajos street 7-9. The plot (No. 24196)
is in the Kossuth Lajos street, having an own
entrance. The plot (No. 24197) is between
Kossuth Lajos street and Reáltanoda street having
entrance possibilities from both streets.

Real estate complex
The real estate complex is made of four
independently accessible buildings. On the
Kossuth Lajos street we can find the ex-Úttöro
shopping mall, which was built in the 1910s as
the shopping mall of Nagykovácsi Milenkó. Since
1950 till the Hungarian privatisation it was run
under the name Úttöro Shopping Mall. In 1950
during the restoration of the building the ground
floor shop-windows and the rooms behind, as
well as the storerooms of the neighbouring

additional store above the cover mould was

Economic location
Famous spots of the city, like Eötvös Loránd
University, House of the Hungarians, movies, the
four star Hotel Astoria, University Library,
elegant restaurants and many governmental
buildings can be found in the close neighbourhood
of Úttöro Shopping mall. The real estate in hand
has a very successful location due to the high
pedestrian traffic, which passes by in front of
it and makes the place a very good retailer zone.

Economical location
Office rental fees are escalating high above the
Budapest average and they are close to that of
the green belt. The shop rental fees are
depending on the location and the shop-window
size, and vary between 20 / m2- 40 / m2. The
office rental fees are varying between 8-15
/m2/month based on the location, access, parking
lots and service. There is a heavy market need
for real estates adaptable to hotels, maisons,
shopping malls, office buildings. However the
supply is low, since most old office buildings
were sold during the last 10 years.

Appendix
Test of the extent to which technical conditions
permit land to be covered by buildings according
to the competent Authority. The calculation is
based on the extract of related Framework Order
Plan draft plans of the hotel, business unit
and the position of the Competent Authority on
the question. According to the Municipality,
following the demolishing of the present
substructures, there is no obligation on the
function, namely there can be realized either
hotel, business unit, maisons, office or the
combination of these on the lot.

  • The new zoning of the real estate city centre
  • The City the Building and Technical Bureau of
    the Governorate of the Vth district approved
    block building permit of the partial demolishing
    of the present building, and the extent and way
    of covering of the lot, as well as the function
    of the new construction, further more the
    building of a deep garage under the lot.
  • The permission is based on the following
    conditions
  • The Kossuth Lajos street facade of the new
    building cannot be more than 25,00m.
  • The building height from the Reáltanoda street
    cannot excced the building height of the
    superstructure in Reáltanoda street 8.
  • It can reach the 18,00m building height in the
    depth of 11,00m measured from the Reáltanoda
    street facade plane.
  • The elevation of the building can start from the
    depth of 6,00m measured from the Kossuth Lajos
    street facade plane and to a maximum extent of
    31,00m. This height can reach the junction of the
    buildings Szép street 2-4.
  • A passageway has to be built on the groundfloor

Numerical data of the hotel utilization Total

9. (748 m2) after the demolishing. Covered
