Title: UBC Building Management Systems

1
UBC Building Management Systems
  • Mark Scott
  • BMS Manager

2
EcoTrek
  • Scope
  • Upgrade existing controls to DDC in all major
    buildings on campus (Primary Systems)
  • Installation of VFDs and DDC VAV boxes where
    appropriate.
  • Connection of all BMS buildings into the campus
    wide network
  • Installation and networking of Electrical, Water
    and Steam meters.

3
Campus Wide BMS
  • Scope
  • Over 100 buildings networked together.
  • Siemens S600 Apogee Primary BMS and chosen as the
    main integration platform.
  • Johnson, ESC (Delta) are the two other approved
    vendors.

4
Siemens as the Primary Interface.
  • Largest system on campus.
  • Over 43,000 points on Siemens system alone.
  • Over 3,700 graphics

5
Integration
  • Systems integrated into the Siemens BMS.
  • ION Enterprise Metering (OPC, and custom
    software)
  • Johnson (OPC BACnet)
  • Delta (BACnet)
  • Phoenix (BACnet)

6
Integration Cont.
  • Classroom Services Room Scheduling (Custom
    Software, not yet completed)

7
Open Protocols - BACnet
  • Straight forward to implement.
  • Vendors have little knowledge with integration.
  • Variations between vendors on how BACnet has been
    implemented.
  • NOT plug and play.

8
Open Protocols - OPC
  • Difficult to implement.
  • Stability issues.
  • Relies on DCOM (windows), very hard to setup over
    WANs.
  • NOT Plug and Play.

9
Integration Lessons Learned
  • Stay with one vendor if possible.
  • Integration costs are moved from the construction
    project to operations.
  • Integration causes loss of functionality.
  • Increased costs due to requirements of multiple
    service agreements, training and parts.
  • Decrease in customer satisfaction due to slower
response time to problems and breakdowns.
