Cecilia and Giovanni Cecchini Bisoni graciously
welcome you to their ancestral home. The
Castello is a magnificent 12th century fortress
that now houses 7 well-appointed, taste-fully
furnished, comfortable apartments. Ideally
located to explore the breathtakingly beautiful
countryside of Tuscany and Umbria the Castello
provides a unique opportunity to experience the
charm and magic of Italy.

Castello di Proceno
The magical Castello di Proceno is a 12th century
hilltop fortress complete with tower and
ramparts. The Castello dominates the valley of
the Paglia River and the medieval village of
Proceno. The dramatic location enjoys stunning
views of the surrounding countryside with Mount
Amiata in the background. This unique
accommodation is located in the Lazio region
bordering Tuscany and Umbria (Tuscia) and
combines historical context, authentic ambience,
unspoilt landscapes, regional foods and wine and
congenial hosts. The family home of the Cecchini
family since the 16th century, Senori Cecilia and
Giovanni Cecchini Bisoni have done an outstanding
job restoring parts of the Castello and some of
the farmers quarters that made up part of the
village grouped around the tower. The Castello
now houses 7 taste-fully furnished, well equipped
self catering apartments all of which are in
keeping with the purest tradition featuring wood
beamed ceilings, whitewashed walls, fireplaces
and terracotta floors. Senori Cecilia and
Giovanni are delightful and are willing to extend
their hospitality to a visit of the Castello and
its grounds.

Castello di Proceno
In addition to being an avid historian with a
passion for Tuscia, a knowledgeable gardener and
a talented cook, Senora Cecilia has a flare for
interior décor and has personally chosen the
furnishings and colour schemes that so compliment
the ambience of the Castello. Many family
antiques and items of restored furniture have
been cleverly used to create a sense of warmth
and comfort. The originality of the apartments
offered is that although they all have private
access from the centre of Proceno each one is
completely independent with its own garden or
courtyard area. Each apartment is equipped with
modern amenities, a safe, a hair dryer and
individual heating payable locally on consumption
together with firewood if required. Maid and
laundry service is available, baby cots and linen
are provided on request.

Persons 4 The private entrance is up one step
and takes you into the spacious living/dining
room with fireplace. A kitchen niche with gas
range is located at one end of the room. The
fridge is in the dining space next to the kitchen
and is hidden in a stone wall. To the left of
the living room is a hallway which leads to a
double bedroom, a twin bedded room and to a
complete bathroom with shower box. A panoramic
glass door in the living room opens onto a short
flight of stairs leading to the apartments
furnished private garden area. From here the
guests have access to the rest of the grounds .

apartment autunno
Persons 4/5 Access to this apartment is from a
spiral staircase with a landing in common with
Apartment Estate. A private entrance takes you
onto a short flight of stairs that lead up to a
spacious and luminous room that sits directly
under the tower roof and offers wonderful
views. The room is divided into separate areas.
The well-equipped kitchen is located near the
stairs behind a waist high wall. There is a
dining area and a living area with an ornamental
fireplace and a sofa bed. To the left of the
fireplace is the master bedroom with private
bathroom and bathtub. To the right of the
fireplace is a small hall with doors that open
into a twin bedded room and to a bathroom with
shower. A third door leads to a small terrace
with a suspended raised walkway connecting to the
owners garden.
Stairs lead down from the walkway to the common
garden grounds below without infringing on the
privacy of the other apartments. Garden
furniture is provided.

4/5 persons Access to this apartment is from a
spiral stone staircase to a landing in common
with Apartment Autunno. A private entrance takes
you into a spacious room with lots of natural
light and views over the surrounding
countryside. The room is divided into separate
areas. An L-shaped waist high wall separates the
well-equipped kitchen from the dining and living
area. The living area features a fireplace and
contains a single sofa bed. To the left of the
fireplace and up one step is the master bedroom
with private bathroom with shower. To the right
of the fireplace is an open arch leading into a
hall with doors that open to a twin bedded room
and into a bathroom with shower. A third door
leads out and down a few steps to a private,
paved and furnished garden. From here guests
have access to the rest of the grounds.
This apartment enjoys nice views from the windows
and the private garden area.

il cortile the courtyard
Il Cortile is an internal medieval courtyard
around which the apartments La Logetta, La
Bicocca, Il Corsetto and Il Chiostrino are
located. Entrance to Il Cortile is from a gate
on the Corso Regina Margherita which takes you
into this private, green oasis from where you
access the apartments. Il Chiostrino also has a
private entrance on the street. To one side of
the courtyard is the entrance to an ancient
tunnel dug into the rock under the Castello which
provides these apartments with access to the
pool, restaurant and main garden areas.

Persons 2 Access to this apartment is through the
gate that opens onto the courtyard at the side of
the castello. On one side of the courtyard there
is a flight of steps that lead up to a beautiful
covered loggia. This spacious loggia is
furnished and exclusive to this apartment. A
private entrance takes you into a foyer off
which is found the bathroom with showerbox. The
foyer opens into a huge, beautiful open plan
living space comprising a monumental fireplace,
dining area and well-equipped kitchen corner.
This room is extremely romantic and tastefully
furnished. The view looking back over the valley
and village is stunning. A metal and wood
staircase leads up to a open mansard with double
bed. A connecting double door to one side of the
living room space connects to La Bicocca and can
be opened if the two apartments are booked
together.

Persons 2 Access to this apartment is through the
courtyard at the side of the Castello. From the
courtyard a flight of steps takes you to a small
landing which leads to the entrance of the
apartment. The entrance door opens into a living
room with a double bed. On one side of the
living room is a door that opens into the
bathroom with shower. Through an open arch and
down three steps from the living room is a
spacious dining room with well-equipped kitchen
corner. A glass door in the dining room opens
onto a delightful furnished terrace that is
private to this apartment. The terrace offers
spectacular views over Proceno and the
surrounding countryside. A connecting double
door to one side of the living room space
connects to La Loggetta and can be opened if the
two apartments are booked together.

Persons 4 Access to this apartment is through the
gate that opens onto the furnished garden and
courtyard to the side of the Castello. Il
Corsetto has a ground level entrance leading into
a dining and living area with corner fireplace
and well-equipped kitchen corner. Through an
ancient brick arch in the living room is a small
hall with doors to a double bedroom, twin bedded
room and bathroom with shower. The apartment has
a furnished garden area in the courtyard close to
its entrance door.

Persons 2/3 Access to this apartment is from the
Corso Regina Margherita. A private entrance is
up a vaulted internal staircase that opens into a
living room with single sofa bed and fireplace.
A small landing provides access to a double
bedroom and bathroom with showerbox. The wall
that hosts the fireplace separates the living
from the spacious dining room with well equipped
kitchen corner. The dining room is quite
beautiful and very airy with one side a row of
windowed archways looking onto the courtyard.
Glass doors in the kitchen area also open onto
the courtyard which is equipped with garden
furniture for this apartment.

enoteca the wine bar
Located within the walls of the Castello is the
Enoteca. A typical eating place where the
owners welcome guests and provide a menu of
traditional Italian fare. The Enoteca features a
fireplace of Etruscan origins and a well stocked
cantina offering a selection of wines from the
Tuscany, Umbria and Lazio regions. The wine bar
leads to a labyrinth of tunnels and stairways
connecting to the four apartments located around
the medieval courtyard. The remaining three
apartments are located in the fortress close to
the ancient pentagonal walls of the tower and can
be accessed from both the Castello and the
Corsino Regina Margherita, a cobbled street that
winds through Proceno and exits the village by
way of an arched medieval portico.

The swimming pool is situated just outside the
Castello ramparts on spacious grounds of wide
terraces which are connected to the tower gardens
by a path through a park of cypress trees. Four
of the apartments access the pool via an ancient
tunnel dug into the rock under the Castello

In a remodeled barn overlooking the pool is yet
another eating place where the owners provide
excellent food featuring local produce in an
enticing combination of international and Italian
dishes. Relaxed lunches and intimate candle light
dinners are served in the charming dining room or
on the covered loggia.

The Castello is ideally located for guests to
experience the charm and magic of Tuscia
Tuscany, Umbria and Lazio. The village of
Proceno caters for immediate needs with a small
supermarket/grocer, butcher, chemist, tabac, post
office, café and church. Acquapendente is the
nearest town at 7kms. Within easy driving is
Sovana at 18kms, Lake Bolsena at 25kms, Pienza at
65kms, Orvieto at 45kms, Montalcino at 68 kms,
Siena at 90 kms, Florence at 140kms, the seaside
of the Maremma is approximately 90 kms and Rome
is at 135 kms. The surrounding area is rich with
Etruscan, Medieval and Renaissance monuments.
Natural spas are found at Saturnia, San Casciano
dei Bagni and Bagno di Vignoni. Car hire is
recommended free parking is available at the
Castello.
A superb location, fabulous atmosphere and
wonderful surroundings combine with excellent
