Engel Marina Dorcol (EMD)

• Marina Dorcol Project is a unique Development not
  only in Serbia but in the Balkan as a whole, as
  it is the only Modern Water Front mix use city
  within a city concept
• It is the only Project of high quality
  Residential complex on A Major River Water Front
  crossing a Major Capital City where the Location
  is 1.5 Km from the very town center yet offer the

Belgrade residential needs

• Since 1911 about 550.000 apartments were build in
  Belgrade
• During the 90s the residential construction was
  reduced due to the wars and embargo
• Today, most of the new apartments are being built
  by small construction companies on average 10-20
  units per project
• It is estimated by CBRE that Belgrade is lacking
  at least 100,000 apartments
• The largest part of the existing stock was built
  from 1960 till 1985, and current construction is
  still below the needs for depreciation of the
  existing housing fund

Stari Grad City center

• The area which Stari Grad covers is the
  "downtown
• It is one of the most densely populated
  municipalities in Serbia (55.543 inhabitants
  according to the 2002 census or 7.935 inhabitants
  per km²)
• A number of people working on the territory of
  the municipality doubles its own population and
  makes possible for the municipality of Stari Grad
  to achieve GDP per capita 6 to 8 times higher
  than the average of Serbia

Marina Dorcol project

• Marina Dorcol a mixed use project, consisting of
  prime residential, office, retail and commercial
  premises in Belgrade, Serbia
• The Project initial size is 76.000 gross built
  SQM with planned additional space of about 46.000
  SQM

• The current approved Urban Project allows the
  building of
• 7 towers, out of which one shall be office and
  the other an Hotel, the rest is Residential
• Marina for about 150 Yachts with restaurants,
  shops and specialists offices around the water

Marina Dorcol - history

• The Marina Dorcol was created in 1932 by a Swiss
  company to feed coal to the power station which
  provided district heating similar to the
  Chelsea Harbor (London)
• The municipality used Marina Dorcol as rubbish
  dump for many years
• The investors concept is to make this place an
  up market exclusive mixed used complex

The project concept

• The concept is to create the first International
  standard Marina in Serbia, hosting a high quality
  Residential neighborhood
• The project will consist of large retail and
  office areas along the decks on the ground and
  first floor, Apartment buildings in towers and an
  exclusive Hotel, similar to the Conrad Hotel
  (Chelsea harbor London)
• The project is targeting the more able and well
  funded Serbian population

The project concept

• The city is planning to cut two more car
  underpasses from Francuska street to the Port of
  Belgrade and connect it with a road to the Marina
  Dorcol, thus allow cars to go from Republic
  square via Francuska street to Maina Dorcol and
  back via Dunavska underpass
• The project will also have its own tram station
  and Pedestrian and Bicycle bridge from the center

Pre selling

• Pre selling of the luxurious apartments (average
  size 150 SQM) is planned for H1 2008 and the
  construction of the first phase is planned for
  2008
