The History

• First application lodged Feb 2005 withdrawn
• 400 submissions against
• Second application Sept 2007 with little change
• 500 submissions against
• No one objects to sympathetic development
  Aptus/Beca proposal is not sympathetic

• 70 of parks are double stacked
• Limited Visitor car park space so street parking
  will increase

• Small apartments (from 49 m2)
• 18 Residential apartments
• 4 Commercial apartments layout similar to
  residential

• Height to street frontage nearly 9 metres
• Will dominate sky line
• Materials and design not in keeping with
  surroundings
• Undermines Heritage value of surrounding
  residential properties

The Hearing - basics

• Schedule of Presenters from Council Sarndra

• Day 1 likely to be the developer
• Commissioners will be sat at a table with Admin
  staff around - you will be at a table opposite
• You will not be cross examined
• Take 12 copies of the presentation
• You can read (and probably should) to ensure you
  get your points across
• Pause, use inflection, speak slowly to ensure
  your point gets across do not get too agitated
  and never abusive

  why you like it here etc)
• How does the proposal affects your environment
• Where do you agree/disagree with the Planner
• Tell them what you would like to see instead of
  the proposal
• Outline the key points from your submission

  is being considered on the basis of
• Overall the adverse effects of the proposal are
  considered to be minor

• It is not contrary to Objectives and Policies
• 1.2.4 The site is visually prominent.
• 4.7 The Planner has ignored the Heritage Planners
  view
• C.3.b. The residential component will be
  substantial yet continue to use a Business 1
  classification

• History of public interest medium 400
  submissions last time, 500 this time (all
  against). Council classified 390 household
  responses - only 800 households in the locality.
• 7.6.1 no doubt that the wellbeing of some of the
  local community maybe adversely affected
• How many of the local community need to be
  adversely affected before this is kicked out?

BRA Response

• A team of people are drafting the BRA
  Presentation
• It will use specialist technical information from
  hired Town Planners, Heritage Planners, Surveyors
• It will use information gathered from these
  meetings and other views from the Community
• Raised 8,500 raised so far more will be needed
