2Module Overview
Designed By Robert Zuehlsdorf Director of
Facilities and Operations Russ Moeller Master
Plumber
- This self-paced training program is part of the
continuing education series that has been
designed to assist facilities employees in their
knowledge and understanding of critical building
systems. - This module highlights many of the common
plumbing systems that are encountered at district
schools and buildings.

4Water Supply Systems
Section Contents Exposed Piping Underground
Piping
5Exposed Piping
- Example Shown
- Pipe Runs In Tunnels
6Exposed Piping
- Example Shown
- Pipe Runs On Ceiling
7Underground Piping
- Water supply lines may be located underground or
in tunnels. - Underground pipe leaks require special repair
procedures. - Contact your supervisor if you suspect an
underground leak.
8Waste Water Systems
Section Contents Chemical Waste System Acid
Dilution Basins Grease Interceptors Traps
9Chemical Wastes
Glass piping is used for acids in Middle School
High School chemistry laboratories.
10Acid Dilution Basins
- Dangerous!!
- May Contain
- Hazardous Wastes
- Use A Contract Cleaning Service
11Grease Interceptors
- Waste water is held briefly in the box so fats,
oils, and greases may separate (float) from the
wastewater. - Baffles hold the greases in the box, but allow
wastewater to flow out the discharge pipe.
12Grease Interceptors
Grease interceptors are cleaned annually, or as
needed, by means of vacuuming.
13Traps
- Example Shown
- Sink With Exposed Trap
14Floor Drain Traps
- Trap should contain water.
- Add water if it is dry to eliminate odors.
- Hidden Trap
- Clean Out
15Hidden Traps
- Example Shown
- Hidden Trap For
- Sanitary Waste
16Storm/Clear Water Traps
Example Shown
- A condensate line from a chiller.
- Note the open drop which prevents back-up
17Water Traps
Example Shown
- Clear condensate line (plastic tubing) discharges
to a floor drain with a hidden trap.
18Trap Trouble Shooting
Prior to writing a work order
- Take trap apart
- Remove foreign objects
- Clean trap
19Normal Trap Cleaning Methods
- Use plunger
- Use closet auger
- Remove trap
20Valves
Section Contents Gate Valves Ball
Valves Automatic Valves Battery Operated
Valves AC Powered Valves Motorized Flush
Valves Check Valves Back Flow Prevention Valves
21Gate Valves
- Older installations
- Current installations
- are 4 inch diameter
- or larger
22Ball Valves
When the handle is in line with the pipe, the
ball valve is open.
- Fresh water systems
- Smaller installations
- Newer installations
23Ball Valves
- Four (4) ball valves are open.
- They may be shut-off to repair or replace the
pumps.
24Battery Operated Valves
- New Installations
- Example Motion Detecting
- Self-Flushing Toilets
25AC Powered Valves
- AC current is required to open this valve.
- Used in dishwashers
26Motorized Flush Valves
These valves are to be repaired by District
Plumbers only!
27Check Valves
- Prevents back flow
- Used for domestic
- water
28Check Valves
- Used in sump pump pits
- Prevents back-flow
- Check Valve
29Backflow Prevention Valves
- Protect potable water
- Required on outside hose bibs
- Required on boiler water systems to prevent back
up of chemicals into potable water - Annual checks are required by law.
30Backflow Prevention Valves
Prevents cleaning materials from backing up
into, and contaminating, potable water
31Backflow Prevention Valves

36Infrared Faucet Sensors
- Example Shown
- Infrared Sensor Unit
37Infrared Faucet Sensors
- Example Shown
- Infrared Sensors
38Metered Faucets
- Metered faucets deliver a set amount of water
when the valve handle is pushed down. - After the metered amount of water has been
delivered, the valve will shut off automatically.
39Standard Metered Faucets
Many faucet types have been installed. The
standard faucet is the Chicago Faucet
- Minimize repair costs
- Maximize durability
- Access to service parts
- Replacement program
40Water and Repair Costs
- Metered faucets save 1/3 of the water use costs
because they turn off automatically. - Older faucets cost 3 times more to operate that
metered faucets.
41Faucet Trouble Shooting
If you have low water pressure or no water
- Check the supply valves. Are they on or off?
- Remove and clean the aerator.
42Drain Pipe Leaks
When a leak is noticed from an exposed drain
pipe, tighten the connections using a wrench.
43Drain Cleaning
- Remove grates
- Clean traps
- Remove all foreign objects
- NO DRAIN CLEANERS!
- Corrosive to pipes
- Dangerous and can cause chemical burns.
- Potential negative reaction with other wastes or
objects that may be present in the drain.
44Urinals and Toilets
Section Contents Urinals Toilets
45Floor Mounted Urinals
- Accommodate smaller children
- Allow for better drainage
46Wall Mounted Urinals
- Located at the Morgan Building
- Generally not used in schools
47Urinal Air Flush Valves
- Example Shown
- Air Valve Urinal Flush System
48Signs of Urinal Trouble
Ask the following questions at the first sign of
trouble
- Has there been a recent water meter change?
- Is water pressure low throughout the building?
- If so, call Russ Moeller, Master Plumber.
49Urinal Cleaning
- Cleaning Procedure
- Use rubber gloves
- Remove urinal strainer
- Clean the grate!!!
- No caustic cleaners
- Do Not Use urinal blocks
50Urinal Care
- Floor drains should be nearby for overflow or
clean-up. - If you notice drain odor (sewer gas), add water
to the floor drain trap. If the bend in the trap
is filled with water, sewer gas cannot escape
into the bathroom.
51Urinal Flush Sensors
Many urinal flush sensors are battery operated.
52Infrared Flush Valves
- Infrared flush valves are AC powered.
- Infrared Sensor
