Title: Project Planning:

1
  • Project Planning
  • Assembling a Mortenson Integrated Work Plan

2
Project Planning
  • A plan that is not written down is only an
    idea. Greg Knutson
  • Mortenson want plans with great ideas. Not just
    ideas.

3
Project Planning
  • Integrated Work Plan (IWP) A plan that
identifies the work phase, each activity in the
work phase, each task with in each activity and
each sub task within each task.
  • An IWP incorporates the safety, quality and
efficiency requirements necessary to complete the
work injury free, to the specification and to the
    maximum possible human output.
  • The following strategy is for an entire
construction project, however this strategy can
be applied to any work process.
  • Keep your mind open to strategic planning
components and how this strategy facilitates plan
    development.

4
Project Planning
  • We must get better at planning.
  • Our profession is by nature reactive.
  • We spend the bulk of our time dealing with the
    past than anticipating the future.
  • It is those things that we do not anticipate that
    causes confusion.
  • As you know Safety and Quality are the first to
be jeopardized in a state of confusion.

5
Project Planning
  • Project Planning Steps
  • Assemble the TOOLS
  • UNDERSTAND the project
  • Determine COMMUNICATION requirements

Project Planning
  • Developing the Plan
  • Divide into manageable components
  • Phase of the Work
  • Work Activity
  • Work Task
  • Sub Tasks (Daily Pre-Task Planning)
  • A plan must be developed for each Phase of Work

Project Planning
  • Phases of Work
  • Civil Phase
  • Structural Phase
  • Enclosure Phase
  • Interior Build-out
  • Building Systems
  • Start-Up / Close-Out
  • A Phase of Work can be added to meet project
    specific requirements.

15
Project Planning
  • A Phase of Work has Work Activities
  • Structural (Phase of Work)
  • Work Activities
  • Deep Foundations
  • Foundations
  • Structural Steel
  • Slab on Grade
  • Slab on Metal Deck

16
Project Planning
  • A Work Activity has Work Tasks
  • Foundations (Work Activity)
  • Work Tasks
  • Layout
  • Fine grade
  • Forming (set/strip)
  • Reinforcing
  • Concrete Embedment
  • Place/finish concrete

17
Project Planning
  • A Work Task has Sub Tasks
  • Fine Grade (Work Task)
  • Sub Tasks
  • Establish Elevations
  • Import/Export Soil Materials
  • Daily Pre-Task Planning is used to plan Sub
    Tasks

18
Project Planning
  • Integrating Safety
  • Review the Phases of Work, Work Activities, Work
Tasks and Sub-Tasks in conjunction with the Zero
    Injury Manual.
  • List the sections of the Zero Injury Manual that
apply to the work being conducted during each
    Phase of Work.
  • List all High Risk Activities and mitigation
    plans

19
Project Planning
  • Integrating Quality
  • Review the Phases of Work, Work Activities, Work
Tasks and Sub-Tasks in conjunction with the
    Quality Plan.
  • List the sections of the Quality Plan that apply
to the work being conducted during each Phase of
    Work.
  • List will include all required Pre-installation
    Meetings, Initial inspections and Follow-up
    inspections (Inspection log)
  • Identify all submittals (Submittal Register)

20
Project Planning
  • Integrating Efficiency
  • Review the Phases of Work, Work Activities, Work
Tasks and Sub-Tasks in conjunction with the
    Project Schedule.
  • List the duration for each Phase of Work.
  • List the duration for each Work Activity
  • List the duration for each Work Task
  • Cross reference all durations with the project
    estimate and budget

23
Project Planning
  • Assemble collected information for each Phase of
Work and determine activities that occur
    concurrently.
  • Evaluate how these activities will interact and
list the challenges associated with Safety,
    Quality and Efficiency.
  • Look for the same safety, quality and efficiency
type activities. Is there an opportunity to
consolidate, simplify, or innovate the process.

24
Project Planning
  • Safety
  • Equipment Access
  • Personnel working adjacent to equipment
  • Equipment Training
  • Quality
  • Material Staging
  • Efficiency
  • Soil Testing (required by
    all activities)
  • Layout Verification (required by 2
    activities)
  • Consolidate Safety Training
  • Foundations
  • Utilities
  • Backfill

25
Project Planning
  • Assembling the Plan
  • The plan will consist of several components
  • Site Utilization Plan
  • Phase of Work Plans
  • A Project Schedule
  • A list of High Risk Activities and their
    mitigation
  • A list of Quality Activities (inspections
    submittals)
  • Budget Estimate
  • List of Best Practices
  • Lessons Learned

26
Project Planning
  • Assembling the Plan
  • Take the information you have collected and
transfer it to the appropriate contract drawing.
  • Make references to the project manuals as
    required.
  • Zero Injury Manuals
  • Quality Plan
  • Specifications
  • Submittals
  • Project Schedule
  • A plan that is communicated visually is
    comprehended faster than written text.

27
Project Planning
  • Communicating the Plan
  • Forward the plan to ALL subcontractors. Get their
feedback and make adjustments as required.
  • Remember MORTENSON IS MANAGING THE PROJECT.
  • Distribute the final plan to all Project Team
    Members
  • Post the plan in a conspicuous location.
  • Review the plan during all project meetings

28
Project Planning
  • Implement and Up-Date the Plan
  • Use the plan to manage the project. Insure
    subcontractor/suppliers are following the plan.
  • Keep the plan Up Dated. As a project changes the
plan must change also. As subcontractors join the
project the plan that we present must be
    accurate.

29
Project Planning
  • Evaluate the Plan
  • Continuous evaluation of the plan is required.
  • Are Safety goals being reached?
  • Are Quality expectations being obtained?
  • Is the project on Schedule?
  • Is the project on Budget?
  • What can we do better?
