As a developer we can affect all phases of the
buildings life cycle!
Building Operation
21Motivating the tenants
- With its energy-saving standpoint,
- Skanska CDE motivates its tenants
- in the practical realization of
- sustainable development.
The GreenBuilding Partnership motivates the
company to take on further challenges and this
will likely affect its competitors.
22Environment-responsible property what does it
mean?
Skanska Office Index, October 2008, research
conducted by GFK Custom Research
23Environmental concern is at the top of our agenda
During the operating phase, approx. 50 of the
primary energy goes into the building
installations, such as heating, cooling,
ventilation and elevators. This is where Skanska
influence energy efficiency, with no sacrifice of
quality. The other 50 of energy is direct
tenants consumption.
TURN IT OFF WATTS TO SAVE
24 Examples of actions taken in Nordica
Windows and air-treatment units have the greatest
impact on total energy consumption during
operation.
- Glazed facade with low thermal penetration factor
- Low thermal penetration and solar factors of
facade and windows decrease energy consumption
for heating and cooling by up to 30, which
results in reduction of total energy consumption
by 15 - Estimated energy consumption factor is one of
the lowest on market with high level of indoor
climate conditions
25 Examples of actions
- Air system
- Exhaust air from offices is clean enough to be
used as a source of air for the garage. In this
way, air can be used repeatedly, eliminating the
need to heat air for a garage. - Lighting system
- Integration with BMS leads to efficient lighting
use in common areas (automatic adjustment of
light intensity) - Made of fully recyclable materials (aluminium,
steel, glass) - Office lighting is mainly provided in the form of
T5 type fluorescent tube fittings and fittings
for compact fluorescent tubes.
26Addtionally
- Great access to public transportation, which
encourages our tenants to choose more
environmental friendly ways of transportation
than by way of car. - selective waste collectionseparate containers
for paper, plastic, glass and batteries will be
available throughout the entire building - 20 more insulation than required
27The Future Lies Within Our Hands!
- GreenBulding Program is our first step, but we
want to go even further - Our customers should ask themselves whether it is
any reason not to order green
